Yes. All Araddhya Realty ventures are registered with Telangana RERA. You can verify the registration at tsrera.telangana.gov.in using the project’s RERA number, which is displayed on all our marketing materials and on-site hoardings. RERA registration guarantees project completion timelines and protects buyer interests.

Yes. All our ventures are RERA-registered with DTCP or HMDA approvals, which makes them eligible for plot loans from leading nationalised banks (SBI, Bank of Baroda, Canara Bank) and private banks (ICICI, HDFC, Axis). Typical loan-to-value ratios are 70–75% of the plot value. Our team assists with the complete loan file at no extra charge.

At Araddhya Future City — our HMDA-approved venture 5 minutes from Bharat Future City — plots start at ₹25,000 per sq. yd. across sizes from 167 to 390 sq. yds. At our Maheswaram ventures, HMDA villa plots at Sai Krishna Vrinda start at ₹17,500/sq.yd. and farm plots at Araddhya Farms start at ₹12,000/sq.yd. Exact pricing depends on plot size, facing, and corner premium — our sales team can confirm current availability.

You pay a booking advance (typically ₹50,000) to lock your preferred plot and price. An Agreement of Sale is signed within 15 days of booking. Registration at the Sub-Registrar’s office happens within 45 days. The booking amount forms part of the total sale consideration and is fully adjustable — it is not a separate fee.

Once documentation is complete and payment is confirmed, registration at the Sub-Registrar’s office typically takes one working day. Our legal team prepares all documents in advance — sale deed, encumbrance certificate, Pattadar passbook mutation — so there are no delays on the registration date.

After registration, you receive the original sale deed, 7/12 extract (Pattadar passbook), and an encumbrance certificate in your name. Araddhya Realty provides maintenance of common areas (roads, plantation, security, drainage) for 3 years post-layout completion. A Residents’ Welfare Association (RWA) is subsequently formed for self-governance.

We offer video site visits for NRI buyers, coordinate documentation remotely, and support registration through a registered Power of Attorney. Our NRI desk also assists with bank remittance guidance and LRS filings. Approximately 30% of our buyers are NRIs.
