Plot buying,
answered
Everything buyers ask us before purchasing an open plot in Hyderabad, what HMDA and DTCP approval actually mean, whether a plot qualifies for a bank loan, how registration works, what NRIs need to do differently, and what each of our locations costs.
General
General plot buying questions
Approvals & legal
Clear title means the plot has no encumbrances, disputes, mortgages, or government acquisition orders on record. Ask the seller for title documents covering at least 30 years. We share all documents for independent legal verification before you pay a rupee. It reduces the risk of problems at registration and resale.
HMDA (Hyderabad Metropolitan Development Authority) approves layouts inside Hyderabad’s metropolitan limits, these plots typically command a premium due to city proximity and stricter development standards. DTCP (Director of Town & Country Planning) approves layouts in peri-urban and semi-urban areas of Telangana outside HMDA limits. Both are statutory layout approvals for different areas, and since March 2025 FCDA approves layouts in its 56 villages. A plot loan still depends on the lender’s assessment.
Check any project’s registration at rera.telangana.gov.in using its TG-RERA number, and confirm that the promoter’s name and project type match what you are being sold. RERA registers projects; it does not approve them.
Pricing & bank loans
Plot loans depend on the layout’s approval, the lender’s policy and your eligibility. Banks typically finance a smaller share of a plot’s value than a home’s. Ask your bank before you commit to a payment schedule. Our team assists with the complete loan file at no extra charge.
Araddhya Future City at Mohammadnagar, Kandukur is 16 minutes (11.2 km) by road from Mucherla (Google Maps, 14 September 2026), with plot sizes from 167 to 390 sq. yds. Ask for the dated price list for the plot you are considering. Exact pricing depends on plot size, facing, and corner premium, our sales team can confirm current availability.
Booking & registration
You pay a booking advance (typically ₹50,000) to lock your preferred plot and price. An Agreement of Sale is signed within 15 days of booking. Registration at the Sub-Registrar’s office happens within 45 days. The booking amount forms part of the total sale consideration and is fully adjustable, it is not a separate fee.
Once documentation is complete and payment is confirmed, registration at the Sub-Registrar’s office typically takes one working day. Our legal team prepares all documents in advance, sale deed, encumbrance certificate, Pattadar passbook mutation, so there are no delays on the registration date.
After registration, you receive the registered sale deed. Ask for an updated encumbrance certificate in your name. Ask the promoter in writing who maintains the common areas after registration, and for how long. A Residents’ Welfare Association (RWA) is subsequently formed for self-governance.
Investment questions
No one can tell you what a plot will be worth in future. As of September 2026, the AWS data centre (foundation stone 15 July 2026) and the Ratan Tata Greenfield Radial Road are under construction, while the airport to Future City metro is proposed and awaits central approval. Anchor any price to registered sale values in the same village.
NRI buyers
Yes. Non-Resident Indians can legally purchase non-agricultural approved plots in India. We offer video site visits for NRI buyers, coordinate documentation remotely, and support registration through a registered Power of Attorney. Our NRI desk also assists with bank remittance guidance and LRS filings.

Questions about specific areas
Kandukur
Kandukur Mandal, Ranga Reddy District
Araddhya Future City at Mohammadnagar Village, Kandukur has HMDA layout permission LP No. 000131/LO/Plg/HMDA/2023. Ask for the TG-RERA certificate and check the registered promoter and project name at rera.telangana.gov.in. Not every layout marketed in Kandukur carries HMDA approval, so always ask for the LP number and verify it before paying any advance, an unapproved layout is not eligible for a bank plot loan.
At Araddhya Future City, plot sizes range from 167 to 390 sq. yds. Ask for the dated price list, including any corner or facing premium. Exact pricing depends on plot size, facing, and corner premium.
It depends on your plans. From Mohammadnagar in Kandukur, Mucherla measured 16 minutes (11.2 km) and RGI Airport 32 minutes (23.5 km) on Google Maps on 14 September 2026. The AWS data centre and the Young India Skills University campus at Mirkhanpet are under construction as of September 2026. No one can promise how prices will move.
Both, depending on the village. G.O.Ms.No.69 of 12 March 2025 placed 18 of Kandukur mandal’s 30 revenue villages, including Mohammadnagar, Mucherla and Mirkhanpet, under the Future City Development Authority. Pulimamidi is not in that schedule and is listed in the HMDA region under G.O.Ms.No.68. Check the village on your survey number before relying on any approval label in Kandukur.
From Mohammadnagar in Kandukur mandal, RGI Airport at Shamshabad measured 32 minutes (23.5 km) on Google Maps on 14 September 2026, first suggested route, outside the morning peak. The route runs up NH-765 to ORR Exit 14 at Tukkuguda, reached in 24 minutes (17.8 km), then west along the Outer Ring Road. Peak-hour trips from Kandukur take longer.
From Mohammadnagar in Kandukur, the Financial District measured 54 minutes (53.3 km) on Google Maps on 14 September 2026, outside the morning peak, mostly on NH-765 and the Outer Ring Road. For a weekday peak trip into the IT corridor, add 15 to 25 minutes, and time the Kandukur drive yourself at the hour you would travel.
Both are proposals only. The state Cabinet approved a proposed 39.6 km airport to Future City metro corridor in June 2025, but central approval and the alignment were pending as of September 2026, so no Kandukur station has been published. The southern Regional Ring Road alignment went to the Union Ministry on 25 February 2026 and still awaits approval.
From Mohammadnagar in Kandukur mandal, ORR Exit 14 at Tukkuguda measured 17.8 km and 24 minutes on Google Maps on 14 September 2026. From Kothur, 5.8 km from Kandukur village, Exit 14 measured 12.8 km and 19 minutes on the evening of 27 September 2026. Both runs used the first suggested route along NH-765; peak trips take longer.
Maheshwaram
Maheshwaram Mandal, Ranga Reddy District
Ask for the dated price list for Sai Krishna Vrinda at Pulimamidi, which has HMDA layout permission LP No. 000628/LO/HMDA/0156/SMD/2025.
They suit different buyers. Shadnagar is a more established, higher-volume market with more inventory and more developers competing. From Pulimamidi, RGI Airport measured 36 minutes (23.9 km) on Google Maps on 14 September 2026. We have not measured drive times from Shadnagar. If airport access and Future City proximity matter to you, Maheshwaram is the stronger location; if you want maximum choice of sellers, Shadnagar has more.
Check before you buy. Telangana bars registration of farm plots below about 2,000 sq m (roughly 2,392 sq.yd), and agricultural land needs a Change of Land Use order before residential construction. Ask any farm-plot seller for the layout permission, land classification and TG-RERA registration. The distinction to understand is that farm plots are not HMDA-approved residential layouts, so they follow different construction and loan rules, ask any farm-plot seller to state that difference plainly.
From Pulimamidi, near Maheshwaram, RGI Airport at Shamshabad measured 36 minutes (23.9 km) on Google Maps on 14 September 2026, first suggested route, outside the morning peak. The usual route is NH-765 north to ORR Exit 14 at Tukkuguda, then west on the signal-free Outer Ring Road. We have not timed the drive from Maheshwaram town itself.
Mostly HMDA, with exceptions. HMDA approves layouts in Maheshwaram mandal except in villages listed in the G.O.Ms.No.69 schedule of 12 March 2025, which moved to the Future City Development Authority. FCDA has accepted applications since December 2025, with no layout approvals reported as of 5 November 2026. A June 2026 report said 28 Maheshwaram villages would join the Future City area but gave no full list, so check your specific village.
From Pulimamidi, near Maheshwaram, the Financial District beside Gachibowli measured 58 minutes (53.8 km) on Google Maps on 14 September 2026, outside the morning peak, via NH-765 and the Outer Ring Road. Weekday peak trips from Maheshwaram take longer, often 15 to 25 minutes more, so time the drive yourself at the hour you would travel.
No. Census 2011 and the 2016 Ranga Reddy reorganisation order both list Pulimamidi, spelt Pulumamidi, under Kandukur mandal. Advertisements often say Maheshwaram because the village sits near Maheshwaram town and its postal head office is Mankhal. For any plot, confirm the revenue mandal on the Bhu Bharati portal and in the sale deed or layout proceedings.
From Pulimamidi, a Kandukur mandal village near Maheshwaram town, Mucherla, the village most often named as the Bharat Future City core, measured 15.5 km and 24 minutes on Google Maps on 14 September 2026, first suggested route, outside the morning peak. We have not timed the drive from Maheshwaram town itself, so time it at the hour you would travel.
Pulimamidi
Pulimamidi Village, Maheshwaram Mandal
Pulimamidi is a village in Kandukur mandal, Ranga Reddy District, Telangana, close to Maheshwaram in South Hyderabad. It is 23.9 km and 36 minutes by road from RGI Airport (Google Maps, 14 September 2026).
Sai Krishna Vrinda is a plotted layout of 63 plots on 4 acres with HMDA layout permission LP No. 000628/LO/HMDA/0156/SMD/2025. Plot loans depend on the lender and your eligibility.
For Sai Krishna Vrinda, plot loans may be available from banks, subject to the lender’s assessment and your eligibility. Banks typically finance a smaller share of a plot’s value than a home’s. Farm plots follow different lending rules and are generally not financed the same way, so plan for a larger cash component there.
Kandukur mandal. Census 2011 and the 2016 Ranga Reddy reorganisation order (G.O.Ms.No.250) both list Pulimamidi, spelt Pulumamidi, under Kandukur mandal. Advertisements often say Maheshwaram because Pulimamidi sits near Maheshwaram town and its postal head office is Mankhal. Confirm the mandal for your plot on Bhu Bharati and in the sale deed.
HMDA, as of September 2026. Pulimamidi is not among the 56 villages in the FCDA schedule under G.O.Ms.No.69 of 12 March 2025, and G.O.Ms.No.68 of the same date lists it, as Phulmamidi, in the Hyderabad Metropolitan Region. In June 2026 the Chief Minister directed that Pulimamidi be added to the FCDA area, but no amending G.O. had been seen.
Not as of September 2026. Pulimamidi is not in the G.O.Ms.No.69 schedule that defines the Future City Development Authority area, although a June 2026 direction to add it was reported. From Pulimamidi, Mucherla, the village most often named as the Future City core, measured 24 minutes (15.5 km) on Google Maps on 14 September 2026.
In Pulimamidi, ask for the LP number and confirm that HMDA issued it, since the village is in the HMDA region. Check the project name and promoter at rera.telangana.gov.in, pull a 30-year encumbrance certificate and the 22-A prohibited list, and confirm the land classification. Telangana does not register farm plots below 2,000 sq m, about 2,392 sq.yd.
Bharat Future City (Mucherla)
Bharat Future City, Mucherla, Ranga Reddy District
Land inside the notified Bharat Future City area at Mucherla is under the state’s Future City Development Authority and is not sold as individual residential plots to retail buyers. What buyers actually purchase are approved layouts in the mandals surrounding it. Treat any seller claiming to sell plots “inside Future City” with caution and ask for the survey number and approval document.
From Mohammadnagar Village, Kandukur, Mucherla measured 16 minutes (11.2 km) by road on Google Maps on 14 September 2026.
As of September 2026: the AWS data centre, the Ratan Tata Greenfield Radial Road and the Young India Skills University campus are under construction; a Life Sciences Park and Green Pharma City were announced on 23 May 2026; the airport to Future City metro is proposed and awaits central approval. What nobody can honestly promise you is the timing or the percentage; these are multi-year build-outs, so buy on a hold horizon, not a flip horizon.
The Future City Development Authority (FCDA) has been the planning authority for the 56 Bharat Future City villages since 12 March 2025, under G.O.Ms.No.69. It began accepting layout and building applications through the BuildNow platform in December 2025, with no layout approvals reported as of 5 November 2026. Of those villages, 36 came from HMDA and 20 from DTCP, so re-verify any older HMDA or DTCP approval.
From Mucherla, the village most often named as the Bharat Future City core, RGI Airport at Shamshabad measured 47 minutes (30.9 km) on Google Maps on the evening of 27 September 2026, first suggested route. The Financial District measured 71 minutes (60.8 km) on the same evening. Weekday peak-hour trips from Future City will take longer.
No. As of September 2026 the Bharat Future City master plan is still in preparation. Singapore’s DP Architects was appointed consultant in June 2026 with a nine-month window, so a draft is due around March 2027. Until a plan is notified, any Future City zone map on a brochure is a concept drawing, not a statutory document.
G.O.Ms.No.69 of 12 March 2025 lists 56 revenue villages over 765.28 sq km in Ranga Reddy district, across Kandukur, Maheswaram, Kadthal, Amangal, Ibrahimpatnam, Manchal and Yacharam mandals. Kandukur has 18 of them, including Mucherla, Mohammadnagar and Mirkhanpet. Not every village in a named mandal is in Bharat Future City, so check your village against the schedule.
Bharat Future City lies in Ranga Reddy district, south-east of RGI Airport and beyond the Outer Ring Road, in the belt between the Srisailam Highway (NH-765) and the Nagarjuna Sagar road. On a map, find Mucherla in Kandukur mandal, the village most often named as its core. From ORR Exit 14 at Tukkuguda, Mucherla measured 24.6 km and 35 minutes on Google Maps on 27 September 2026.
Srisailam Highway
Srisailam Highway (NH 765) Corridor, South Hyderabad
Moving out from the city, the Srisailam Highway (NH 765) corridor runs through Tukkuguda, Mankhal, Kandukur, Mucherla, Mirkhanpet, and on towards Amangal, with Maheshwaram and Pulimamidi just off it. Araddhya Realty’s ventures are at Kandukur and Pulimamidi, near Maheshwaram.
Road access and frontage usually explain the difference, but approval still has to be checked plot by plot. Highway-proximate layouts attract buyers from across Hyderabad, tend to hold HMDA approval, and are financed more readily by banks. Interior village land is cheaper per square yard but typically has a much smaller resale market and a higher chance of approval problems.
Measured on Google Maps on 14 September 2026, RGI Airport was 32 minutes (23.5 km) from Mohammadnagar in Kandukur and 36 minutes (23.9 km) from Pulimamidi.
The Srisailam Highway, NH-765, crosses the Outer Ring Road at Exit 14, Tukkuguda, in Maheshwaram mandal. From there it runs south through Maheshwaram and Kandukur mandals towards Kadthal, Amangal and Srisailam. One exit east, ORR Exit 13 at Raviryal is the start of the Ratan Tata Greenfield Radial Road, a 100 metre corridor under construction as of September 2026.
Portal listing ranges in September 2026 ran from about ₹10,000 per sq.yd in the outer Kadthal belt to about ₹45,000 per sq.yd near the ORR at Tukkuguda. The Maheshwaram gate listed at about ₹16,200 to ₹26,100, and Kandukur averaged about ₹25,000. These are Srisailam Highway asking prices, not registered values, so compare with recent sale deeds.
It depends on the village along NH-765. Villages in the G.O.Ms.No.69 schedule, such as Mohammadnagar, Mucherla and Kadthal, have been under the Future City Development Authority since 12 March 2025. Others, such as Pulimamidi, remain in the HMDA region under G.O.Ms.No.68. Ask which authority issued a Srisailam Highway layout’s LP number and check it with that authority.
The southern Regional Ring Road, which would cross this area, is proposed only. Its alignment went to the Union Ministry on 25 February 2026 and still awaited approval as of September 2026. The airport to Future City metro is also proposed, with central approval pending. Do not pay extra for a Srisailam Highway plot because of either project.
NH-765. The Srisailam Highway is a national highway, built and operating as of September 2026. It crosses the Outer Ring Road at Exit 14, Tukkuguda, and runs south through Maheshwaram and Kandukur mandals towards Kadthal, Amangal and Srisailam. From Mohammadnagar in Kandukur, Exit 14 measured 24 minutes (17.8 km) on Google Maps on 14 September 2026.
Mirkhanpet & Skill University
Mirkhanpet, Young India Skill University corridor
We have not measured drive times to the Young India Skills University campus at Mirkhanpet, which is under construction as of September 2026. The Ratan Tata Greenfield Radial Road, a 100 metre corridor, is also under construction.
The permanent campus at Mirkhanpet is under construction, and about 418 students currently study at a temporary campus in Gachibowli (September 2026). The airport to Future City metro is proposed and awaits central approval. Do not assume rental demand from a campus that has not opened.
The state Cabinet approved a proposed 39.6 km metro corridor from the airport towards Future City in June 2025. Central approval and the final alignment are pending as of September 2026, so no station location has been published.
Shamshabad Airport Belt
Rajiv Gandhi International Airport belt, Shamshabad
Measured on Google Maps on 14 September 2026, RGI Airport was 32 minutes (23.5 km) from Mohammadnagar in Kandukur and 36 minutes (23.9 km) from Pulimamidi.
Airport access helps frequent flyers and NRI owners. It does not decide whether a plot’s title, approval and approach road are sound, so check those first and compare the price with registered deeds in the same village.
Yes. Non-Resident Indians can legally purchase non-agricultural approved plots in India. Araddhya Realty offers video site visits, remote documentation, and registration through a registered Power of Attorney, and assists with bank remittance and LRS filing guidance.
Rajiv Gandhi International Airport is in Shamshabad mandal, Ranga Reddy district, on the southern arc of the Outer Ring Road. Census 2011 recorded Shamshabad mandal as Shamshabad census town plus 36 villages, with 87,837 residents over about 155 sq km. Boundaries have changed since 2011, so check a village’s current mandal and local body in the revenue record.
Only if your building exceeds the permitted height for its grid on AAI’s Colour Coded Zoning Map for Hyderabad. Buildings within 56 km of the airport fall under the height rules in GSR 751(E) of 30 September 2015, but local bodies can clear proposals below the mapped limit. Taller proposals near Shamshabad need an AAI height NOC through the NOCAS portal.
Square Yards listings for Shamshabad, updated 21 August 2026, ranged from about ₹8,500 to ₹42,000 per sq.yd. Portal listings around Tukkuguda on the ORR edge ran from about ₹24,750 to ₹45,000 per sq.yd in September 2026. These are asking prices, not sale values, so compare any quote with registered sale deeds in the same village near the airport.
Not yet. The Telangana Cabinet approved Metro Phase II-B on 11 June 2025, including a proposed 39.6 km corridor from the airport towards Bharat Future City. As of September 2026 it still awaited central approval, and no final alignment or station locations were public. Treat any listing near Shamshabad that names a metro station as unverified.
Tukkuguda & E-City
Tukkuguda, E-City / Fab City employment belt
From Pulimamidi, Mucherla measured 24 minutes (15.5 km) on Google Maps on 14 September 2026. We have not measured the drive to E-City.
E-City and the Fab City industrial area near Raviryal were operating as of September 2026, so the belt already has local employment.
No. Araddhya Realty’s ventures are at Kandukur and Pulimamidi, near Maheshwaram. Our nearest layout to Tukkuguda is at Pulimamidi. We have not measured the drive to E-City. We do not sell plots in Tukkuguda itself and would rather say so than imply otherwise.
