Short answer: Kandukur is a mandal of Ranga Reddy district on the Srisailam Highway (NH-765), south of the Outer Ring Road. Since 12 March 2025, 18 of its 30 revenue villages, including Mohammadnagar and Mucherla, have been under the Future City Development Authority (FCDA), so check the village first. Araddhya Future City is at Mohammadnagar, 32 min (23.5 km) from RGI Airport (Google Maps, 14 September 2026).
Kandukur is one of the mandals named in G.O.Ms.No.69, which created the Future City Development Authority on 12 March 2025. Mucherla, the planned core of Bharat Future City, is 16 minutes by road from Mohammadnagar (Google Maps, 14 September 2026).
As of September 2026, the Srisailam Highway (NH-765) is built, the AWS data centre is under construction after its 15 July 2026 foundation stone, and the Ratan Tata Greenfield Radial Road, a 100 metre corridor, is under construction.

Which authority approves layouts in Kandukur
Kandukur mandal is split between two authorities. G.O.Ms.No.69 of 12 March 2025 placed 18 of its 30 revenue villages, including Kandukur, Mohammadnagar, Mucherla, Kothur, Lemoor and Meerkhanpet (Mirkhanpet), under the Future City Development Authority (FCDA). FCDA has accepted layout and building applications through the BuildNow platform since December 2025, with no layout approvals reported as of 5 November 2026. Pulimamidi and Nednur are not in that schedule, and G.O.Ms.No.68 lists Pulimamidi in the HMDA region.
In June 2026 the Chief Minister directed officials to add seven more Kandukur villages, including Pulimamidi and Nednur, to the FCDA area. We had seen no amending G.O. as of September 2026, so treat that as proposed. If a layout in a scheduled village shows an HMDA or DTCP permission issued before 12 March 2025, get the LP copy and re-verify it with the issuing authority. Our guide to HMDA vs DTCP approval explains how the three authorities differ.
What to check before you buy in Kandukur
- The village on the survey number: the FCDA schedule lists villages, not whole mandals.
- TG-RERA registration: check the exact project name and promoter at rera.telangana.gov.in.
- Road lines and acquisition: check the Radial Road alignment, NH-765 widening and Pharma City acquisition cases against the plot.
- Land use: agricultural land needs conversion before residential use, and Telangana does not register farm plots below 2,000 sq m.
- Registration cost: about 7.5% of the higher of the agreed price and the government market value, revised statewide from 5 June 2026.
Our Kandukur real estate guide lists all 30 villages by authority. For neighbouring villages, see open plots in Kothur and Lemoor and open plots in Mucherla.
