The Location

Why buyers look at Srisailam Highway

Short answer: The Srisailam Highway (NH-765) leaves the Outer Ring Road at Exit 14, Tukkuguda, and runs south through Maheshwaram and Kandukur mandals towards Kadthal. The planning authority changes by village (HMDA at Pulimamidi, FCDA at Mohammadnagar and Mucherla), and we show plots in Araddhya Future City and Sai Krishna Vrinda. From Mohammadnagar, Exit 14 measured 24 min (17.8 km) on Google Maps on 14 September 2026.

NH-765 runs south from ORR Exit 14 at Tukkuguda through Maheshwaram and Kandukur mandals towards Kadthal and Amangal.

Highway proximity matters more for plots than for apartments, and for an unglamorous reason: resale. A plot one minute from a national highway has a buyer pool spanning the whole city; a plot twenty minutes down an unmade village road has a buyer pool of whoever happens to be looking in that village. Distance to NH 765 is the first number worth asking any seller on this corridor.

Which authority approves layouts along NH-765

The highway crosses more than one authority, so the approval depends on the village, not the road. Since 12 March 2025, villages in the G.O.Ms.No.69 schedule, such as Mohammadnagar, Mucherla, Kothur and Kadthal, have been under the Future City Development Authority (FCDA), which has accepted applications since December 2025, with no layout approvals reported as of 5 November 2026. Pulimamidi stays in the HMDA region under G.O.Ms.No.68. At the ORR end, the former Tukkuguda municipality has been part of GHMC since 2 December 2025, so ask which body issues building permission there.

An older HMDA plot on this highway may now sit in an FCDA village. If the permission was issued before 12 March 2025, get the LP copy and re-verify it. Our HMDA vs DTCP guide explains how the authorities differ.

Red flags specific to highway plots

  • No legal access: check that the approved layout plan shows the access road, not just a gap onto the highway.
  • Road widening: confirm the right-of-way line and that the front of your plot sits outside it.
  • High-tension lines and buffers: plots under HT lines or inside lake and nala buffers carry building restrictions.
  • “Near RRR” or “near metro” pricing: both are proposals as of September 2026, so do not pay extra for them.

Our Srisailam Highway guide splits the road into four stretches, and our Yacharam and Kadthal page covers the outer belt.

The case for Srisailam Highway

The corridor every major South Hyderabad project sits on

As of September 2026, the AWS data centre and the Young India Skills University campus are under construction, and the Ratan Tata Greenfield Radial Road is being built as a second link from Future City to the ORR.

Resale liquidity

Highway-proximate plots sell to a citywide buyer pool. This is the single most under-weighted factor when first-time buyers compare a cheap interior plot against a highway-adjacent one.

ORR link via Exits 13 to 15

The Outer Ring Road connects this corridor to the Financial District, Gachibowli, and the wider city.

Airport access

RGI Airport measured 32 minutes from Mohammadnagar and 36 minutes from Pulimamidi on Google Maps on 14 September 2026.
