Height and noise rules near RGI Airport
Height: under the Ministry of Civil Aviation’s rules (GSR 751(E), 30 September 2015), buildings within 56 km of an instrument-landing airport need height clearance. AAI’s Colour Coded Zoning Map for Hyderabad sets the maximum height for each grid, and local bodies can clear proposals below it. Taller buildings need an AAI height NOC through the NOCAS portal. A two-storey house is rarely affected, but check before you plan anything taller.
Noise: G.O. No. 124 of April 2026 amended the Telangana Building Rules 2012. New homes, hospitals, institutions and commercial buildings near notified airport noise zones must use sound-resistant materials and meet DGCA noise limits. It applies to new construction only, so ask whether a plot falls in a notified zone and budget for it.
What is built at the airport, and what is only planned
RGI Airport opened in 2008 and runs a single integrated terminal with capacity for about 34 million passengers a year. In August 2026, Business Standard reported that GMR Airports plans about ₹13,800 crore of work over five to seven years, including a new terminal and a second runway. That is an operator plan, not a build. The airport to Future City metro remains proposed, with central approval pending as of September 2026.

Not yet. The Telangana Cabinet approved Metro Phase II-B on 11 June 2025, including a proposed 39.6 km corridor from the airport towards Bharat Future City. As of September 2026 it still awaited central approval, and no final alignment or station locations were public. Treat any listing near Shamshabad that names a metro station as unverified.
