Araddhya Realty’s nearest venture to Bharat Future City is Araddhya Future City at Kandukur, a 16-minute, 11.2 km drive from Mucherla, the planned Future City core (Google Maps, 14 September 2026). From Pulimamidi, where Sai Krishna Vrinda is located, Mucherla measured 24 minutes (15.5 km) on Google Maps on 14 September 2026. Araddhya Realty is a TG-RERA registered agent and does not itself own land in the Future City area.
The Location
Short answer: Bharat Future City is the area of the Future City Development Authority (FCDA), created by G.O.Ms.No.69 on 12 March 2025: 56 revenue villages over 765.28 sq km in Ranga Reddy district, centred on Mucherla in Kandukur mandal. FCDA approves layouts there. Our nearest layout, Araddhya Future City at Mohammadnagar, is 16 min (11.2 km) from Mucherla (Google Maps, 14 September 2026).
Bharat Future City is administered by the Future City Development Authority, created by G.O.Ms.No.69 on 12 March 2025, covering about 765 sq km and 56 revenue villages. The planned core city is widely reported at about 30,000 acres, and its master plan is still being prepared (DP Architects appointed June 2026).
A point worth being direct about: land inside the notified Future City area is not what individual buyers are purchasing. What buyers can buy is plots in approved layouts in the adjoining corridor. Check any layout’s survey number against the G.O.Ms.No.69 village schedule yourself.

Before March 2025, HMDA approved layouts in this belt inside the metropolitan region and DTCP approved them outside it. G.O.Ms.No.69 then moved 36 villages out of HMDA and 20 out of DTCP into the Future City Development Authority, which has accepted layout and building applications through the BuildNow platform since December 2025, with no layout approvals reported as of 5 November 2026. The schedule lists villages, not whole mandals. In Kandukur mandal, 18 of 30 villages moved, including Mucherla, Mohammadnagar, Kothur, Lemoor and Mirkhanpet, while Pulimamidi stayed in the HMDA region.
Being in the FCDA area changes who approves a layout. It does not make a plot part of the Future City project itself. For a new layout, ask for the FCDA permission number. For an HMDA or DTCP permission issued before 12 March 2025 in a scheduled village, get the LP copy and re-verify it with the issuing authority.

The Future City Development Authority was constituted by G.O.Ms.No.69 on 12 March 2025 and began accepting layout applications in December 2025, with no layout approvals reported as of 5 November 2026.
The Young India Skills University's permanent campus at Mirkhanpet is under construction as of September 2026; about 418 students currently study at a temporary campus in Gachibowli.
On 23 May 2026 the Industries Minister confirmed a Life Sciences Park and a Green Pharma City on land acquired for Pharma City; HMDA rezoning is in progress. The Fab City industrial area near Raviryal is operating.

Mucherla is 16 minutes (11.2 km) by road, measured on Google Maps on 14 September 2026. Plot loans may be available from banks, subject to the lender’s assessment and your eligibility.

Land inside the notified Bharat Future City area at Mucherla is under the state’s Future City Development Authority and is not sold as individual residential plots to retail buyers. What buyers actually purchase are approved layouts in the mandals surrounding it. Treat any seller claiming to sell plots “inside Future City” with caution and ask for the survey number and approval document.

As of September 2026: the AWS data centre, the Ratan Tata Greenfield Radial Road and the Young India Skills University campus are under construction; a Life Sciences Park and Green Pharma City were announced on 23 May 2026; the airport to Future City metro is proposed and awaits central approval. What nobody can honestly promise you is the timing or the percentage; these are multi-year build-outs, so buy on a hold horizon, not a flip horizon.

From Mucherla, the village most often named as the Bharat Future City core, RGI Airport at Shamshabad measured 47 minutes (30.9 km) on Google Maps on the evening of 27 September 2026, first suggested route. The Financial District measured 71 minutes (60.8 km) on the same evening. Weekday peak-hour trips from Future City will take longer.
No. As of September 2026 the Bharat Future City master plan is still in preparation. Singapore’s DP Architects was appointed consultant in June 2026 with a nine-month window, so a draft is due around March 2027. Until a plan is notified, any Future City zone map on a brochure is a concept drawing, not a statutory document.
G.O.Ms.No.69 of 12 March 2025 lists 56 revenue villages over 765.28 sq km in Ranga Reddy district, across Kandukur, Maheswaram, Kadthal, Amangal, Ibrahimpatnam, Manchal and Yacharam mandals. Kandukur has 18 of them, including Mucherla, Mohammadnagar and Mirkhanpet. Not every village in a named mandal is in Bharat Future City, so check your village against the schedule.
Bharat Future City lies in Ranga Reddy district, south-east of RGI Airport and beyond the Outer Ring Road, in the belt between the Srisailam Highway (NH-765) and the Nagarjuna Sagar road. On a map, find Mucherla in Kandukur mandal, the village most often named as its core. From ORR Exit 14 at Tukkuguda, Mucherla measured 24.6 km and 35 minutes on Google Maps on 27 September 2026.
