Kothur and Lemoor
Kothur and Lemoor are two Kandukur mandal villages that moved to the Future City Development Authority in March 2025. Listings often bundle them together as “Srisailam Highway, near Future City”, but they sit in different places: Kothur close to Kandukur village, and Lemoor further north-east towards Meerkhanpet. This page covers the approvals, the roads, what sellers are asking and what to check. Araddhya Realty does not have a layout in either village. Our nearest is at Mohammadnagar, in the same mandal.
The Location
Why buyers look at Kothur and Lemoor
Short answer: Open plots in Kothur and Lemoor, two Kandukur mandal villages, have been under the Future City Development Authority since 12 March 2025, with FCDA permissions issued since December 2025. Three Lemoor plot listings on Square Yards, updated 25 September 2026, asked about ₹19,500 to ₹22,000 per sq.yd. This Kothur is not Kothur mandal on NH-44.
Kothur is a small village near Kandukur village, the mandal headquarters on the Srisailam Highway (NH-765). In Census 2011 it had 1,278 residents in 285 households. Kandukur village next door also holds the mandal office and the Kandukur revenue division office, which is handy when you need land records.
Lemoor is larger, with 4,828 residents in Census 2011 and a village area of about 3,411 hectares. It lies between NH-765 and the Nagarjuna Sagar road, near Rachloor, Gummadavalle and Meerkhanpet. Village lists published for the Ratan Tata Greenfield Radial Road name Lemoor among the villages on its route.
Buyers look here for three reasons. Both villages are in the G.O.Ms.No.69 schedule, so layouts now come from a single authority. Meerkhanpet, the site of the Young India Skills University campus and the FCDA office, is nearby. And asking prices are generally below the ORR end of the highway.
Not the same Kothur
Telangana has more than one Kothur. Kothur mandal, on NH-44 towards Shadnagar, is a different place altogether, and many portal pages titled “Kothur, Hyderabad” refer to it. The Kothur on this page is a revenue village in Kandukur mandal. Check the mandal on the sale deed and the layout proceedings before you compare prices.
Which authority approves layouts in Kothur and Lemoor
Both villages have been under the Future City Development Authority (FCDA) since 12 March 2025, and FCDA has accepted layout and building applications through BuildNow since December 2025, with no layout approvals reported as of 5 November 2026. Before that, both were in the HMDA area; G.O.Ms.No.68 lists them as “Kotur” and “Lemur” among the 36 villages moved out. Some immediate neighbours stayed with HMDA.

What to check before you buy in Kothur or Lemoor
- The right village. Confirm Kandukur mandal on the documents. Lemoor plots are sometimes marketed under Tukkuguda or Future City names.
- The radial road line. Ask for the approved Ratan Tata Road alignment and check how far the plot is from the 100 metre corridor. Land for the road is still being acquired, so ask the Kandukur Tahsildar whether the survey number is affected.
- The authority and the date. A new layout approved by FCDA would carry an FCDA permission number, but FCDA reported no layout approvals as of 5 November 2026, so verify any number you are shown. An HMDA permission from before 12 March 2025 needs re-verification.
- TG-RERA registration. Check the exact project name and promoter on rera.telangana.gov.in.
- Title. Ask for a 30 year encumbrance certificate, the link documents and a prohibited property list check.
- Access on the ground. Walk the approach road and compare its width with the layout plan.
