Mirkhanpet Hyderabad: A Buyer's Guide to the Skills University Area in Kandukur

Location Focus9 min read · Updated 14 September 2026 · By the Araddhya Realty research desk

Most buyers first hear of Mirkhanpet through two projects, namely the Young India Skills University campus and the Ratan Tata Greenfield Radial Road. So this Mirkhanpet Hyderabad guide sets out what is actually on the ground in September 2026. It also separates work under construction from plans that are only proposals. Finally, it lists the checks worth running before you buy a plot near an institutional anchor.

As of September 2026, the Young India Skills University permanent campus and the Ratan Tata Greenfield Radial Road, a 100 m corridor, are both under construction there, while the airport to Future City metro remains proposed.

Where is Mirkhanpet Hyderabad?

Mirkhanpet lies south-east of Hyderabad, beyond the Outer Ring Road and RGI Airport, in Kandukur mandal of Rangareddy district. It also sits on the line of the new radial road, close to Mucherla, the village most associated with the Bharat Future City core. We then checked the names that come up in listings against the Census 2011 village list.

Listings often call Akuthotapally a neighbour, but it is not in the Census 2011 list for Kandukur mandal. If a brochure says “near Mirkhanpet”, ask for the village and survey number.

Young India Skills University at Mirkhanpet: what exists today

The university exists and has funding, but its Mirkhanpet campus is not yet open.

  • Established 11 October 2024, with classes starting in November 2024 at a temporary campus at IIIT Hyderabad, Gachibowli.
  • Before that, the Chief Minister laid the foundation stone for the permanent campus in August 2024 on about 57 acres at Mirkhanpet in Kandukur mandal.
  • MEIL committed ₹200 crore under its CSR programme to build the academic blocks and workshops, as well as classrooms and hostels (October 2024).
  • The Chief Minister then reviewed construction on 23 November 2025. The campus is still under construction as of September 2026.
  • In the meantime, about 418 students study at the temporary campus.

However, a campus under construction is not a campus with residents. Rental or shop demand depends on when it opens and how many people live there. So far, no opening date is public.

The Ratan Tata Radial Road through Mirkhanpet

The Ratan Tata Radial Road is under construction as of September 2026. Specifically, it runs 41.5 km from the Tata Interchange at ORR Exit 13, Raviryal, to Amangal. It uses a 100 metre corridor, at a cost of about ₹4,030 crore.

  • Phase I: 19.2 km, Raviryal to Mirkhanpet.
  • Phase II: a further 22.3 km, Mirkhanpet to Amangal.
  • The design includes a six-lane carriageway and three-lane service roads on each side, as well as a 20 metre central median reserved for a future metro or rail line (February 2025). However, a reservation does not mean an approved line exists.
  • Later, the foundation stone laying took place at Mirkhanpet in September 2025.

In April 2026, however, the Telangana High Court issued notices to the government over the December 2024 acquisition of 554.34 acres for the stretch towards Amangal. As of September 2026, there was still no firm completion date in public.

FCDA: who approves layouts in Mirkhanpet now

G.O.Ms.No.69 of 12 March 2025 constituted the Future City Development Authority. It covers about 765 sq km and 56 revenue villages in Rangareddy district, including Mirkhanpet and other villages in Kandukur mandal. It then began accepting layout and building applications in December 2025 through the BuildNow platform.

Meanwhile, construction of the authority’s own headquarters is under way at Mirkhanpet on 7.5 acres. It was about 40% complete in December 2025, but we could not confirm completion as of September 2026.

If a layout near Mirkhanpet shows an older HMDA or DTCP approval, re-verify it. That is because planning control here passed to FCDA in March 2025. For a newer layout, ask for the FCDA layout permission number, then check it with the issuing authority rather than relying on the brochure.

Metro, RRR and the master plan: proposed, not built

  • Airport to Future City metro (proposed): the state Cabinet approved a 39.6 km corridor on 11 June 2025. However, central approval was still pending as of September 2026, and no alignment or station is public.
  • Southern Regional Ring Road (awaiting approval): the alignment went to the Union Ministry on 25 February 2026 and still awaits central approval.
  • Future City master plan (in preparation): DP Architects has been the consultant since June 2026, with a nine-month window. As a result, no zone map is statutory yet.

Civic basics to check on the ground

Mirkhanpet is a village, so check services plot by plot.

  • Local body and road: who collects property tax, and whether the approach road is public on record.
  • Water and power: the water source and who maintains it; whether the layout’s electrification is complete.
  • Daily needs: schools, clinics and markets, driven at the hour when you would use them.
  • Offices: the Kandukur mandal revenue office, as well as the sub-registrar office covering the village.

The Mirkhanpet Hyderabad land market, with dates

  • Kandukur listings: an average of about ₹25,000 per sq.yd across mixed listings in September 2026 (portal locality pages). However, village-level Mirkhanpet listings are too few to give a reliable range.
  • Raviryal auction: a Telangana Housing Board e-auction at Raviryal, Maheshwaram mandal, drew a top bid of ₹83,500 per sq.yd for a 1,113 sq.yd parcel (May 2026). Note that these were parcels with government title near the ORR, not village layout plots.
  • Government values: since 5 June 2026, revised market values have applied across all 144 sub-registrar jurisdictions. Stamp duty applies to the higher of the agreed price and the government value. So check the value for the survey number before you agree a price.

Also, listings for plots near Skills University often borrow the campus name for land several villages away. In short, none of these figures predicts what a plot will be worth.

Risks to weigh in Mirkhanpet, Hyderabad

  1. Timelines: neither the campus nor the road has a published completion date, and part of the road’s acquisition is before the High Court.
  2. Speculative pricing: premiums for a metro station, a master-plan zone or “next to the university” rest on things unpublished or unopened, so treat them with caution.
  3. Authority change: approvals issued before FCDA took over need re-verification.
  4. Acquisition overlap: land near a campus or a 100 metre corridor may also fall within an acquisition notice.
  5. Resale time: village plots can take longer to resell, so ask the sub-registrar office about recent registrations in the village.

What to verify before buying near an institutional anchor

  1. Pin the survey number and village, and then confirm the village is in the FCDA schedule under G.O.Ms.No.69.
  2. Confirm the approving authority and check the permission at source, following our RERA, DTCP and HMDA verification checklist.
  3. Check project registration on the TG-RERA portal under the exact registered name.
  4. Search acquisition notices for the radial road and the campus, as well as the Future City area, against your survey number.
  5. Pull the encumbrance certificate and market value from IGRS Telangana.
  6. Test every infrastructure line against its status and date, using our guide to infrastructure claims in plot brochures together with the monthly Future City development tracker.
