Why South Hyderabad Is the Decade’s Land Story: Shadnagar to Maheshwaram
For two decades, Hyderabad’s money flowed west — Gachibowli, Kokapet, Tellapur. That corridor has now priced out most individual investors. The next structural story is the southern arc: the belt from Shadnagar through Maheshwaram to the airport, stitched together by NH-44 and the upcoming regional ring road.
What anchors the south
Corridors appreciate when employment, infrastructure and connectivity converge. The south has all three committed — not speculative.
- Amazon Web Services’ multi-billion-dollar data centre campus at Chandanvelly, minutes from Shadnagar.
- Electronic City (E-City) and Fab City at Maheshwaram/Raviryala — Telangana’s electronics manufacturing cluster.
- The Pharma City ecosystem re-forming across Mucherla and the southern mandals.
- Rajiv Gandhi International Airport as a permanent employment and logistics anchor.
- The regional ring road (RRR) southern stretch, which will loop Shadnagar and Sadashivpet into one orbital market.
Reading the corridor as a plot buyer
Kandukur is the accessible entry point: HMDA layouts with clean paperwork trade in reachable price bands, right on the Srisailam Highway corridor. Maheswaram–Pulimamidi is the premium play — HMDA jurisdiction, E-City adjacency and airport proximity have already lifted entry prices, but scarcity of approved inventory keeps the trajectory intact.
Our own portfolio mirrors this thesis: Araddhya Future City at Kandukur for accessible entry near the upcoming Bharat Future City, and Sai Krishna Vrinda at Maheswaram–Pulimamidi for buyers who want the corridor’s premium node. Both sit on the same southern arc that the next decade of Hyderabad growth will trace.
