Why buyers look at Tukkuguda & E-City
Short answer: Tukkuguda is in Maheshwaram mandal, Ranga Reddy district, at ORR Exit 14, where the Srisailam Highway (NH-765) meets the Outer Ring Road. The former Tukkuguda municipality has been part of GHMC since 2 December 2025, so check the local body for each plot. Our layouts are further south: from Mohammadnagar, where Araddhya Future City sits, Exit 14 measured 24 min (17.8 km) on 14 September 2026 (Google Maps).
E-City and the Fab City industrial area near Raviryal were operating as of September 2026, so this belt already has local employment. Adibatla, at ORR Exit 12 near Bongloor, is another operating employment belt; our Adibatla area page covers its approvals.
That matters because employment belts produce end-user demand: people who want to live near where they work and will buy a plot to build on, not to trade. We have not measured the drive from Pulimamidi to E-City; time it yourself at the hour you would travel.

What is operating at E-City and Fab City
These units were confirmed with figures reported in July 2026, unless another date is given:
- Premier Energies, E-City: a solar module unit with about 1,200 employees; a 400 MW solar cell line was commissioned here in January 2026.
- Avantel, E-City: defence and satellite electronics, about 400 employees.
- Chiripal Poly Films, Mankhal Industrial Park: a packaging film plant with 500 employees.
- Wipro Enterprises, Maheshwaram General Park: 331 employees.
In November 2025, 922 acres were de-notified from the Fab City SEZ, leaving about 163 acres inside it. Reuse of the released land for IT, electronics and semiconductor units stays proposed until allotments are announced.
Which authority covers a plot near Exit 14
Around Tukkuguda the answer changes village by village. HMDA approves layouts in the metropolitan region. The Maheshwaram villages publicly named in the FCDA area, such as Pendmala, Mansanpally and Gangaram, are not at Exit 14, but a June 2026 report said 28 Maheshwaram villages would join, without a full list. GHMC has been the local body for the former municipality since December 2025, while land records still run through Maheshwaram mandal. Tukkuguda & E-City questions
Tukkuguda is in Maheshwaram mandal, Ranga Reddy district, at ORR Exit 14 on the southern edge of the Outer Ring Road. The former Tukkuguda municipality became part of the Greater Hyderabad Municipal Corporation from 2 December 2025 under G.O.Ms.No.264, but land records and mutation for Tukkuguda still run through Maheshwaram mandal.
E-City is the state’s electronics manufacturing cluster at Raviryal, near ORR Exits 13 and 14 by Tukkuguda. The Centre approved the 600 acre, ₹667 crore cluster on 31 July 2017. As of July 2026, its operating units included Premier Energies, with about 1,200 employees making solar modules, and Avantel, with about 400 employees in defence electronics.
Tukkuguda’s local body has been GHMC since 2 December 2025. For layout approval, HMDA covers the metropolitan region, but a June 2026 report said 28 Maheshwaram villages would join the Future City Development Authority area, without a full list. We could not confirm whether Tukkuguda is among them, so confirm the authority for your village before relying on an approval.
On a Google Maps run from Mohammadnagar on 14 September 2026, the car reached ORR Exit 14 at Tukkuguda at 24 minutes and RGI Airport at 32 minutes, so the Exit 14 to airport leg took about 8 minutes along the signal-free Outer Ring Road. Peak-hour trips take longer. We have not timed a trip starting in Tukkuguda itself.
Open plot listings around Tukkuguda and the ORR edge carried asking prices of about ₹24,750 to ₹45,000 per sq.yd on 99acres, MagicBricks and Square Yards in September 2026. These are asking prices, not registered values. An HMDA e-auction at Raviryal reached ₹83,500 per sq.yd, but it sold serviced government parcels, so it is not a comparable for a Tukkuguda layout plot.

Fab City lies in Srinagar and Raviryal villages of Maheshwaram mandal, beside ORR Exits 13 and 14 near Tukkuguda. It began as a special economic zone planned for semiconductor plants. After 922 acres were de-notified in November 2025, about 163 acres remain in the SEZ, and reuse of the released land stays proposed until allotments are announced.
