Future City Hyderabad Villages List: All 56 FCDA Villages by Mandal (2026)

Location Focus18 min read · Updated 5 November 2026 · By the Araddhya Realty research desk

A seller calls the plot “inside Future City”. The brochure says “FCDA approved”. Your family wants to know just one thing before anyone pays an advance: is that village really part of the Future City area, and what does it change if it is? So this page gives you the official Future City Hyderabad villages list, village by village, straight from the government order. Then it gives you the five checks that turn the answer into a safe decision.

Future City villages list in short

Key takeaways

  • ✓G.O.Ms.No.69, issued by the Municipal Administration and Urban Development Department on 12 March 2025, notified 56 revenue villages in 7 mandals, spread over 765.28 sq km in Rangareddy district, as the Future City Area.
  • ✓By mandal: Kandukur 18, Yacharam 17, Ibrahimpatnam 8, Kadthal 6, Manchal 3, Amangal 2 and Maheswaram 2. Of the 56, 36 were taken out of the HMDA area by G.O.Ms.No.68 the same day.
  • ✓On 10 June 2026 the Chief Minister gave in-principle approval to add more villages, reported as 37 in Kandukur and Maheshwaram mandals, including Pulimamidi. We found no G.O. notifying them as of 5 November 2026.
  • ✓On 5 November 2026, Siasat reported that the FCDA told the National Green Tribunal it has not approved a single layout, township or building in the Future City area.

What the Future City Development Authority is

In simple terms, the Future City Development Authority (FCDA) is the planning authority for the area the government calls the Future City Area: the belt beyond the Outer Ring Road between the Srisailam National Highway (NH-765) and the Nagarjunasagar State Highway, close to Rajiv Gandhi International Airport. Specifically, the government order that created it, G.O.Ms.No.69 of 12 March 2025, sets it up as a “Special Area Development Authority” under section 3-A of the Telangana Urban Areas (Development) Act, 1975.

The order has two notifications. First, Notification-I names the authority’s members: the Chief Minister as Chairman, the Minister for Municipal Administration and Urban Development or Industries and IT as Vice Chairman, senior secretaries, the HMDA Metropolitan Commissioner, the TGIIC Vice-Chairman, the Rangareddy District Collector, the DTCP and the FCDA Commissioner as member convener. Second, Notification-II is the part a plot buyer needs: the list of 56 revenue villages and their mandals. The government published both in the Extraordinary Telangana Gazette dated 12 March 2025.

Also, a companion order the same day, G.O.Ms.No.68, took 36 villages out of the Hyderabad Metropolitan Development Area so that they could join the FCDA. Meanwhile, the other 20 lay outside the HMDA area. That is why a layout in this belt may carry an HMDA or a DTCP permission issued before March 2025, and why the authority matters as much as the number. Our explainer on which approval applies where covers the three authorities side by side.

However, if you want the wider picture first, where Bharat Future City sits and what is actually built, read our Bharat Future City guide. This page stays with the villages.

The tables below copy the village names exactly as the G.O. prints them. Next to each, you will find the Telugu name as Telugu Wikipedia’s mandal pages write it. Because spellings differ between records, we also note a second spelling where we found one. Where Telugu Wikipedia did not list a village, the Telugu is our transliteration, marked with an asterisk.

Kandukur has the most villages and the busiest story. For example, the Chief Minister opened the FCDA headquarters at Meerkhanpet on 10 June 2026, and the permanent campus of the Young India Skills University is under construction in the same village, which our Mirkhanpet area guide covers. Mucherla, Kothur and Lemoor have their own area pages: Mucherla and Kothur and Lemoor.

The serial numbers are the G.O.’s own, so you can match any row to the original schedule. Note that the G.O. spells the mandal “Maheswaram”, while most adverts write “Maheshwaram”. In fact, only two Maheswaram mandal villages are on the Future City Hyderabad villages list. Maheswaram town itself is not.

Villages often called "Future City" that are not on the villages list

Advertisements stretch the name. Still, a plot can be close to Future City, and good for a family home, without being inside the notified area. This distinction matters because it decides which authority’s approval you should ask for. So here are villages buyers often hear described as Future City, checked against the 56 and the June 2026 proposal.

Pulimamidi, where our Sai Krishna Vrinda layout sits, is a good example. It is in Kandukur mandal, and it stays in the HMDA region under G.O.Ms.No.68. Moreover, the June 2026 proposal named it as a village to join the FCDA. However, until a G.O. notifies that change, HMDA remains the planning authority there. Our Pulimamidi area page and our Kandukur and Maheshwaram comparison explain what that means on the ground.

The 2026 additions: what was approved, and what is still pending

On 10 June 2026 the Chief Minister opened the FCDA’s new headquarters. The Telangana government’s press release says he gave “in-principle approval” to add certain villages to Bharat Future City, with decisions on the rest to follow after discussions. Two days later, the Deccan Chronicle reported that 37 more villages were involved, 28 in Maheshwaram mandal and 9 in Kandukur mandal, which would take the number of villages associated with Future City to 93.

Read that carefully, because the numbers do not fully add up yet:

  • First, the report names 16 villages, not 37: seven in Kandukur and nine in Maheshwaram mandal.
  • Second, it describes village resolutions submitted to the government, not a final order.
  • Finally, we searched for an amending G.O. or gazette notice and found none as of 5 November 2026.

Therefore, the legal list is still the 56 in G.O.Ms.No.69. For the proposed villages, the authority that approved layouts before is still the one to ask. Once the government issues a new G.O., it will carry its own schedule, and we will then update this page with it.

What the list means if you are buying a plot

Being on the Future City villages list changes who plans the village, not the quality of any particular plot. In short, three facts matter more than the name.

The FCDA takes applications, but has approved none yet

The Deccan Chronicle reported on 16 December 2025 that the FCDA had started accepting and processing applications for open plot layouts and homes through the BuildNow portal. On 5 November 2026, Siasat reported that the FCDA had told the National Green Tribunal it “has not approved a single layout, township, building or development project” in the Future City area. As a result, if a seller shows you a fresh “FCDA approved” layout, ask for the permission number and check it before you believe the label.

Older approvals still need checking

If HMDA or DTCP approved a layout before 12 March 2025, the authority that was competent then approved it. So ask for the layout permission number and the approved plan, and check them with the authority that issued them. Then ask whether anything has changed since the transfer. Our ten checks before you pay walk through this.

The master plan is not out yet

The Deccan Chronicle reported on 6 March 2026 that the consultant for the Bharat Future City master plan to 2047 must submit it by December 2026. Until the government publishes it, nobody can tell you the final land use zone of a survey number from the master plan. So be wary of anyone who does.

Still, none of this makes the belt a bad place to buy. Instead, it means the paperwork, not the name, is what protects you. A layout with a verifiable permission, a clean title and clear road access is worth more to your family than any label on a hoarding.

How to check whether a plot is inside the Future City area

Five checks to confirm whether a plot is inside the Future City area, from revenue village to title documents
Five checks to confirm whether a plot is inside the Future City area, before you pay any advance.
  1. Find the revenue village on the documents. First, read it from the sale deed and the pahani, not from the layout’s name. The Bhu Bharati land records portal shows the village for a survey number; our Bhu Bharati guide shows how.
  2. Match it to the 56. Next, use the tables above and allow for spellings such as Meerkhanpet and Mirkhanpet, or Chinthaptla and Chintapatla. Also, a hamlet or colony name is not a revenue village.
  3. Ask who approved the layout, and when. For instance, HMDA or DTCP before 12 March 2025, or FCDA after it. If the answer is “FCDA”, ask for the permission number in writing.
  4. Verify the number. Then check it with the issuing authority: HMDA, DTCP, or the FCDA through BuildNow. If the layout is sold as a project, search it on the TG-RERA portal too.
  5. Then run the title checks. Get the encumbrance certificate and check the government market value on the Registration and Stamps portal, so the registration cost holds no surprises.

Finally, to read the government order yourself, search the Government Order Issue Register for G.O. MS No. 69 of 2025 in the Municipal Administration and Urban Development department.

What this means for daily life

What does this mean for a family planning a home here? To begin with, the roads you would use first already exist: NH-765 and the Outer Ring Road. From Mohammadnagar, where Araddhya Future City is, we measured 16 minutes (11.2 km) to Mucherla and 32 minutes (23.5 km) to RGI Airport on Google Maps on 14 September 2026; from Pulimamidi the airport took 36 minutes (23.9 km). Besides, our South Hyderabad commute guide explains the method.

Meanwhile, the projects under construction, the radial road, the university campus and the data centre, will bring jobs and services over years. Similarly, schools and hospitals tend to follow homes. Plan on Kandukur town, Maheshwaram or the city for those at first. For the month-by-month status of each project, however, see our Future City development tracker, and for the outer ring, our Regional Ring Road guide.

What waiting costs you

This is not about a price. Rather, it is about time, choice and safety.

The boundary may change while you wait. Thirty-seven villages are proposed but not notified. So if your chosen village is one of them, the authority you should ask for approval could change when the government issues a G.O. Checking now, and keeping the dated printout, means you know which approval was valid on the day you paid.

Checks take days to weeks. The encumbrance certificate, the land records, the layout permission and an advocate’s opinion all take time. As a result, sellers often push late starters to pay an advance before the checks finish, and an advance is hard to recover.

Registration follows the market value of the day. Telangana revised government market values on 5 June 2026. The government has not announced a future revision date. However, the registration office charges any deal registered after a revision on the new value.

Choice in a layout narrows as buyers book plots. In any layout, buyers usually choose east-facing, corner and park-facing plots first.

*Illustrative:* Ravi and Sunitha, both teachers, planned to buy a plot near Mucherla “after the master plan comes out”. A year on, they are still renting, other buyers have taken the plot sizes they wanted in the layout they liked, and they still need the same checks. Had they started with the Future City villages list and the permission check, they could have bought on facts instead of waiting on a document that will not tell them about their own plot anyway.

Your next step

  • Write down the revenue village and survey number from the seller’s documents.
  • Find the village in the tables above, and note its mandal.
  • Ask for the layout permission number, the issuing authority and the date.
  • Check the number, the encumbrance certificate and the land records before any advance.
  • Visit at least two layouts on a weekday and a weekend before you decide. Our virtual tour helps you shortlist first.

This guide is general information, not legal or investment advice. The village list is from G.O.Ms.No.69 of 12 March 2025; planning boundaries can change by a later Government Order, and project timelines move. Verify the layout permission, TG-RERA registration and title for any plot with the issuing authorities and an advocate before you pay.

Frequently asked questions

G.O.Ms.No.69, issued on 12 March 2025, notifies 56 revenue villages in 7 mandals of Rangareddy district, over 765.28 sq km, as the Future City Area. In June 2026 the Chief Minister approved adding more villages in principle, reported as 37, but we found no G.O. notifying them as of 5 November 2026.

Seven mandals in Rangareddy district: Kandukur (18 villages), Yacharam (17), Ibrahimpatnam (8), Kadthal (6), Manchal (3), Amangal (2) and Maheswaram (2). Only part of each mandal is included, so always check the specific revenue village against the list rather than the mandal name.

Only two villages of Maheswaram mandal are in the 56: Mohabatnagar and Thummaloor. Maheswaram town, Tukkuguda and Raviryal are not. A June 2026 report says 28 Maheshwaram mandal villages were proposed for inclusion, but the full list has not been published and no G.O. has been issued.

Not yet. Pulimamidi is in Kandukur mandal and stays in the HMDA region under G.O.Ms.No.68. It was named among the villages proposed in June 2026, but until a Government Order notifies the change, HMDA remains the planning authority for layouts there.

The Future City Development Authority has been the planning authority since 12 March 2025, and it began accepting layout applications through BuildNow in December 2025. On 5 November 2026, Siasat reported that it told the NGT it has not yet approved any layout, so ask for and verify any permission number you are shown.

The list is Notification-II of G.O.Ms.No.69, Municipal Administration and Urban Development Department, dated 12 March 2025, published in the Extraordinary Telangana Gazette that day. You can search for it on the Government Order Issue Register, goir.telangana.gov.in. The tables on this page copy its spellings and serial numbers.

No. The list tells you which authority plans the village, not whether a layout is approved. Each layout needs its own permission from the competent authority, and the plot needs a clean title. Check the permission number, the encumbrance certificate and the land records before paying anything.
