Regional Ring Road Hyderabad 2026: The Route, the Real Status of Each Part and What It Means for Plot Buyers

Market Analysis17 min read · Updated 22 October 2026 · By the Araddhya Realty research desk

The listing says “RRR-facing plot”, the seller says the road is “sanctioned”, and the price carries a premium for it. Before you pay for a road, find out which part of it you are being sold and what stage it has reached. This guide sets out the Regional Ring Road Hyderabad route, the dated status of the northern and southern parts as of October 2026, and what that means for anyone buying a plot in South Hyderabad.

Regional Ring Road Hyderabad in short

Key takeaways

  • ✓The RRR is a planned outer ring of about 362 km: a 161.5 km northern part and a 201 km southern part (Deccan Chronicle, 24 September 2026).
  • ✓Northern part: announced, not under construction. Its DPR is complete and 99.06% of land is notified (Rajya Sabha reply, July 2026), but tenders were extended repeatedly and the state said on 9 October 2026 that fresh tenders would be invited.
  • ✓Southern part: proposed. The state approved a 201 km alignment on 23 June 2025 and sent it to the Union ministry on 25 February 2026; the Centre had taken no decision as of 24 September 2026.
  • ✓G.O.Ms.No.19 of 19 January 2026 marks the 100 m RRR alignment, both parts, as a Master Plan Road in the HMDA region, with coordinates and survey numbers.

What the Regional Ring Road is

The Regional Ring Road (RRR) is a planned highway ring around Hyderabad, well beyond the 158 km Outer Ring Road (ORR), which is built. As reported on 24 September 2026, it would link National Highways 65, 44, 163, 19 and 76 and pass through seven districts on its southern arc alone. The state’s planning order describes a 100 m wide alignment.

It is split into two projects with very different histories. The northern part is a national highway project, numbered NH-161AA, that the Union road ministry (MoRTH) approved on 5 March 2021 under Bharatmala Pariyojana Phase I, according to Telangana Today. The southern part is a state proposal that has not yet been taken up under any central scheme.

The places in the southern row are those named by the state’s roads minister and by news reports, not an official village list. The exact line is defined by coordinates in the HMDA order described below, so check a survey number against it rather than a brochure map.

Status of the northern part, with dates

The northern part is the more advanced of the two, but it is still not a road under construction. Here is the record, as reported:

Two details matter for buyers who picture a fast expressway. Telangana Today reported in April 2026 that the Centre had downgraded the northern part from an access-controlled expressway to a standard national highway, with design speed cut from 130 to 100 km per hour. And the Deccan Chronicle’s May 2026 expectation of opening by the end of 2029 came before the later tender delays, so treat any completion date as unconfirmed.

Status of the southern part, with dates

The southern part is the one that matters most to South Hyderabad, and it remains a proposal.

On 9 October 2026 the state’s roads minister asked the Centre to give the southern stretch “equal priority”, calling it crucial for Bharat Future City. That is a request, not an approval. Our earlier guides described the southern RRR as proposed, and the dated record above gives no reason to change that.

The HMDA order every plot buyer should know

The most useful document for a plot buyer is not a news report. It is G.O.Ms.No.19, issued by the Municipal Administration and Urban Development Department on 19 January 2026 and published on the HMDA website. It confirms the “proposed alignment of 100M wide Regional Ring Road” as a Master Plan Road in the Hyderabad Metropolitan Region, after a draft was gazetted on 22 December 2025 for objections.

The order’s annexures list the alignment’s coordinates at 100 m intervals and, for the stretches inside the 2031 metropolitan plan, the district, mandal, village and survey numbers affected. Its copies went to the collectors of Medak, Sangareddy, Siddipet, Yadadri-Bhuvanagiri, Ranga Reddy and Vikarabad.

Why does this matter? A plot inside a notified master plan road corridor faces restrictions on building and, if the road proceeds, acquisition with compensation. A plot just outside it carries none of that. The difference can be a single survey number, which is why “near the RRR” is not a description you should accept without checking.

Wondering whether a plot you like sits on the RRR line? Send us the village and survey number and we will check it against the published RRR annexures with you, free.

What the RRR means if you are buying a plot

Here is an illustrative scenario. Sravani was offered an “RRR-touching” plot south of the city at a premium over the layout next door. She asked three questions: which part of the RRR, what stage it had reached and whether the survey number appeared in the HMDA annexure. The answers were “southern”, “proposed” and “nobody had checked”. She bought in an approved layout on a built highway instead, and slept better for it.

That leads to four practical rules.

  1. Do not pay a premium for the southern RRR. It is proposed, with no central decision as of 24 September 2026, so there is no date to price in.
  2. Check the line, not the brochure. If a plot falls inside the 100 m corridor, you are buying a future acquisition case. Ask for the survey number, confirm it on Bhu Bharati and check it against G.O.Ms.No.19.
  3. Value what is built. NH-765 and the ORR are built and carry South Hyderabad’s traffic today. The Ratan Tata Greenfield Radial Road, a 100 m corridor from ORR Exit 13 to Amangal, is under construction, with an HMDA target of May 2028 reported by Swarajya on 9 September 2026; it ends at Amangal, on the proposed RRR.
  4. Measure the drive yourself. From Mohammadnagar in Kandukur, ORR Exit 14 measured 24 minutes and RGI Airport 32 minutes on Google Maps on 14 September 2026. Those are the roads you will actually use.

Our ventures are on that built network, and we price no proposed road into the conversation. Araddhya Future City sits at Mohammadnagar near NH-765, and Sai Krishna Vrinda at Pulimamidi, near Maheshwaram. Our Srisailam Highway guide, Srisailam Highway area page and Future City tracker follow the other roads with dated status.

What waiting for the RRR costs you

“Wait for the RRR” is advice buyers hear often. Before you take it, be clear about what you would be waiting for.

  • There is no date to wait for. The southern part is proposed, its DPR was not finalised in July 2026, and the Centre had taken no decision on 24 September 2026. Even the northern part, much further along, had no contractor on 9 October 2026.
  • Life keeps its own clock. Rent, school admissions and a parent’s wish to see the house built do not pause for a road decision.
  • Checks take days to weeks. The encumbrance certificate, the land record, the layout permission and an advocate’s opinion all take time, and late starters are the buyers pushed into an advance before the checks finish.
  • Registration follows the value on the registration date. The Ready Reckoner links market value orders of 2021 and 2022, and values were revised statewide again from 5 June 2026. No next revision is announced, but a deed registered after any revision is charged on the new value; our market value guide shows how to check it.
  • Corridors get busier. When a road project moves, new layouts and visitors arrive. Buyers who decide early can visit, verify and choose in a quieter belt, which is a matter of choice and time, not price.

Waiting is reasonable in one case: if the road itself is your reason to buy, wait for a central decision and a DPR, then check your survey number against the line.

Illustrative: Mahesh and Anitha put off buying in 2024 “until the RRR is clear”. Two years later the southern part was still a proposal, their daughter had changed schools with each move between rented flats, and they bought on NH-765 anyway, on a road that had been there all along.

What is changing around the RRR's southern arc (status as of October 2026)

The southern RRR would cross the belt where most South Hyderabad plot buyers are looking. Here is the dated status of the other projects there, so you can see what exists with or without the ring road.

The pattern matters more than any single row. The projects under construction, the radial road, the campus and the data centre, are reached by roads that already exist: NH-765, the ORR and the radial road itself, which ends at Amangal on the proposed RRR line. A family that buys for a home today will use those roads, and the jobs operating now at E-City, Fab City and Adibatla, long before any southern RRR decision. Schools and hospitals tend to follow homes over years, so plan on Kandukur, Maheshwaram town or the city at first.

From Araddhya Future City at Mohammadnagar, Mucherla measured 16 minutes and RGI Airport 32 minutes; from Sai Krishna Vrinda at Pulimamidi, 24 and 36 minutes, on Google Maps on 14 September 2026. Neither figure depends on the RRR. Our Future City development tracker and guide to the southern growth corridors follow each project, and our Kandukur vs Maheshwaram comparison sets the two villages side by side.

How to test an "RRR-facing" claim

  1. Ask which part. Northern and southern parts are separate projects at different stages.
  2. Ask for the stage, with a date. Proposed, announced, under construction or built. A tender notice is not construction.
  3. Ask for the survey number and check whether it appears in the G.O.Ms.No.19 annexures.
  4. Ask for measured distances. “Five minutes from the RRR” means little until a DPR fixes where the interchanges go, and the southern DPR was not finalised as of July 2026.
  5. Check the layout itself. The approval, title and TG-RERA registration decide whether a plot is sound, whatever happens to the road. Our guide to brochure infrastructure claims shows how.

Your next step

  1. Ask the seller which part of the RRR they mean, and its stage, with a date.
  2. Get the survey number and check it against the G.O.Ms.No.19 annexures on the HMDA website.
  3. Check the layout permission, title and TG-RERA entry on rera.telangana.gov.in as if the road did not exist.
  4. Time the drive on today’s roads at your own travel hour. Our Kandukur and Bharat Future City area pages list the authority for each village.

This guide is general information, not legal or investment advice. Infrastructure plans, alignments and approvals change, and news reports can conflict. Check the current position with HMDA, the Roads and Buildings Department and NHAI, and have an advocate examine any plot near a notified road alignment before you pay.

A plot bought on facts lets you stop refreshing the news. Whatever the Centre decides about the southern ring, your home sits on roads you have driven, under papers you have read, and no line on a brochure map can give you that calm.

Frequently asked questions

As of October 2026, neither part is under construction. The 161.5 km northern part has a completed DPR and most land notified, but tenders were extended repeatedly and the state said on 9 October 2026 that fresh tenders would follow. The 201 km southern part remains a proposal awaiting a central decision.

No, not as of the latest report we found. The state approved a 201 km alignment on 23 June 2025 and submitted it to the Union road ministry on 25 February 2026. On 24 September 2026, the Deccan Chronicle reported that no decision had been taken because the project was not under any central scheme.

Reports describe a 201 km route from Thangadpalli in Choutuppal mandal to Sangareddy, naming Amangal and Shadnagar and passing through the Future City area. The exact line is set by coordinates in G.O.Ms.No.19 of 19 January 2026, so check a specific survey number against the order’s annexures.

No confirmed date exists. In May 2026 the Deccan Chronicle reported an expectation of opening by the end of 2029, but bid deadlines were later extended several times, and on 9 October 2026 the state minister said fresh tenders would be invited after earlier rounds were cancelled.

Not as currently planned. Telangana Today reported in April 2026 that the Centre had downgraded the northern part from an access-controlled expressway to a standard six-lane national highway, with the design speed reduced from 130 to 100 km per hour. It is numbered NH-161AA.

Not for the southern part while it remains a proposal with no central decision and no finalised DPR. Check instead whether the survey number falls inside the notified 100 m alignment, which would mean building restrictions and possible acquisition, and value the plot on roads that already exist.

Look up G.O.Ms.No.19, dated 19 January 2026, on the HMDA website. Its annexures list the alignment’s coordinates at 100 m intervals and, for parts inside the 2031 metropolitan plan, the villages and survey numbers. An advocate or a surveyor can then check your survey number.

Only if the road itself is your reason to buy. The southern part was a proposal with no central decision on 24 September 2026 and no finalised DPR, so there is no date to wait for. If you are buying for a home, judge the plot on built roads such as NH-765 and the ORR, and verify its approval, title and survey number.
