Maheshwaram Real Estate: A Buyer's Locality Guide to the Mandal, Its Villages and the Pulimamidi Stretch (2026)
When sellers pitch Maheshwaram real estate, they usually use one line: close to the airport, close to Future City. Both are partly true, but neither tells you which village, which approval or which road you are buying into. So this guide covers where the mandal sits, its villages and the Pulimamidi stretch. It also gives measured drive times, dated land ranges and what to check before you pay.
Maheshwaram real estate in brief
Short answer: Maheshwaram is a Rangareddy district mandal south of the Outer Ring Road, reached by NH-765 from ORR Exit 14 at Tukkuguda. Portal listings for Maheshwaram asked about ₹16,200 to ₹26,100 per sq.yd in September 2026. Pulimamidi, near Maheshwaram, is recorded under Kandukur mandal in Census 2011, so confirm the mandal on the sale deed.

Where Maheshwaram sits, south of Hyderabad
Maheshwaram lies south of the Outer Ring Road, between the airport at Shamshabad to the west and the Srisailam Highway (NH-765) to the east. The mandal headquarters, Maheshwaram town, is also a short drive off the highway. Meanwhile, the industrial villages of Raviryal and Mankhal sit near the northern edge, close to the ORR.
In other words, think of three belts: the built-up ORR edge around Raviryal and Tukkuguda, the Maheshwaram town belt, and the southern stretch towards Pulimamidi and the Kandukur border. Prices differ across all three, so compare like with like.
Maheshwaram mandal villages, and where Pulimamidi fits
The Census 2011 directory for Maheswaram mandal lists 30 villages with 76,657 people. The largest are Mankhal (11,916), Maheswaram itself (8,795) and Raviryal (4,793), while others include Nagaram, Thummaloor, Kalwakole, Kongar Khurd, Ameerpet and Pendyal. Telangana redrew mandal boundaries in 2016, so for any Maheshwaram real estate purchase, confirm the current mandal for your survey number.
Pulimamidi village, however, causes the most confusion. Census 2011 records it, spelt Pulumamidi, under Kandukur mandal, with 2,967 people in 675 households. Advertising often calls it “Pulimamidi, near Maheshwaram” because it sits close to Maheshwaram town and its postal head office is Mankhal. The difference matters, because the revenue mandal decides which tahsildar and land records you deal with. In addition, the Future City Development Authority (FCDA) schedule lists villages, not mandals.
Check the mandal on paper: look up the survey number on the Bhu Bharati portal, then read the mandal on the link documents. If the brochure, the sale deed and the layout permission name different mandals, ask why.

Measured commute from the Maheshwaram belt
We used Google Maps, first suggested route, on 14 September 2026, during the afternoon and evening.
| From | To | Distance | Time |
|---|---|---|---|
| Pulimamidi | RGI Airport | 23.9 km | 36 min |
| Pulimamidi | Mucherla (Future City core) | 15.5 km | 24 min |
| Pulimamidi | Financial District | 53.8 km | 58 min |
| Mohammadnagar, Kandukur | RGI Airport | 23.5 km | 32 min |
| Mohammadnagar, Kandukur | Future City core | 11.2 km | 16 min |
| Mohammadnagar, Kandukur | Financial District | 53.3 km | about 54 to 58 min |
These were off-peak runs, so add 15 to 25 minutes for a weekday peak trip from Maheshwaram into Hyderabad’s IT corridor. Our measured commute guide also sets out the method.
Employment anchors, with dated status
| Anchor | Where | Status and date |
|---|---|---|
| E-City Electronic Manufacturing Cluster | Raviryal | Operating (July 2026). The Centre approved the 600 acre, ₹667 crore cluster on 31 July 2017 |
| Fab City industrial area | Raviryal | Operating (September 2026) |
| Mankhal Industrial Park | Mankhal | Operating (July 2026) |
| RGI Airport | Shamshabad | Operating; 36 min from Pulimamidi |
| AWS data centre | Future City area | Under construction since the 15 July 2026 foundation stone |
When the Chief Secretary reviewed E-City units in July 2026, The Hans India reported Premier Energies employing about 1,200 people making solar modules. It also reported Avantel employing about 400 in defence electronics. These are current jobs, but for Maheshwaram real estate, time the drive from the village you are considering.
Civic basics for Maheshwaram real estate buyers
- Local bodies: most villages are gram panchayats. In November 2025, however, the state Cabinet approved merging 27 municipalities, including Thukkuguda at the ORR end of NH-765, into the Greater Hyderabad Municipal Corporation. Maheshwaram, though, was not on that list.
- Planning authority: HMDA approves layouts, except in villages in the G.O.Ms.No.69 schedule of 12 March 2025, where FCDA has accepted applications since December 2025, with no layout approvals reported as of 5 November 2026. That order names Maheswaram mandal, but not every village moved. Our Bharat Future City guide also explains the boundary.
- Water and drainage: do not assume piped water or underground drainage. Instead, ask each layout for its water source and drainage plan in writing.
- Registration: about 7.5% of the higher of the agreed price or the government market value, following the statewide revision of 5 June 2026. So check values at registration.telangana.gov.in.
Maheshwaram real estate prices: typical land ranges
Note that these are asking prices across mixed listings, not valuations.
| Locality | Per sq ft | About per sq.yd | Source and date |
|---|---|---|---|
| Maheshwaram | ₹1,800 to 2,900 | ₹16,200 to 26,100 | 99acres, MagicBricks, Square Yards, Sep 2026 |
| Tukkuguda / ORR edge | ₹2,750 to 5,000 | ₹24,750 to 45,000 | Same portals, Sep 2026 |
| Kandukur, for comparison | around ₹2,800 | around ₹25,000 | Same portals, Sep 2026 |
| HMDA e-auction, Raviryal | not applicable | ₹83,500 (auction high) | HMDA e-auction, Jun 2026 |
The Raviryal auction sold serviced, government-titled parcels, so it is not a comparable for a layout plot further south. We found no neutral, dated range for Pulimamidi alone, so we quote none. Instead, anchor to recent registered sale deeds in the same village.
Villa plots vs farm land: the rules that apply
A villa plot sits in a layout with a layout permission (LP) number from HMDA, DTCP or FCDA. You register it as a plot in that layout, and you need building permission when you build. Larger plotted projects also need TG-RERA registration.
Farm land, in contrast, is agricultural. The key rule on farm plot registration in Telangana is MA&UD Memo No.2461/PLG.III/2020 of 9 July 2021. It directs registering authorities not to register farm plots below 2,000 sq m (20 guntas, about 2,392 sq.yd). It also asks them to insist on an approved layout copy where a farm plot abuts a new road. Before you build a house on agricultural land, you need a Change of Land Use (CLU) order.
So a “farm plot” below that floor, or one sold with a clubhouse or pool, is a warning sign. Ask for the land classification and any CLU order before discussing price.
Approvals to check before buying Maheshwaram real estate
- Survey number and revenue mandal, from Bhu Bharati as well as the link documents.
- LP number and issuing authority: re-verify older HMDA or DTCP approvals in villages that moved to FCDA; our HMDA vs DTCP guide also explains who approves what.
- TG-RERA registration and promoter name, checked at rera.telangana.gov.in.
- Land classification and CLU, if the land was agricultural.
- Encumbrance certificate for 30 years, together with the link documents and the 22-A prohibited properties list.
- Registered values nearby, so that you can test the asking price.
Finally, our plot verification checklist walks through each step.
Risks specific to Maheshwaram real estate
- Mandal confusion: records, deeds and brochures must agree, as Pulimamidi shows.
- Farm plots below the registration floor, as well as farm land sold as a residential layout.
- Paying for proposals: the airport metro and southern RRR are still proposals as of September 2026.
- Stretched distance claims: for example, Pulimamidi measured 24 minutes to Mucherla, not 5 or 10.
- Physical neighbours: check for high-tension lines and lake and nala buffers, as well as nearby industrial units.
