South Hyderabad Plot Prices in 2026: Area-wise Rates and What Is Really Moving Them

Market Analysis8 min read · Updated 14 September 2026 · By the Araddhya Realty research desk

Ask three people what a square yard costs in Maheshwaram and you will hear three numbers, all of them “correct”. One is the asking price on a portal. Another is the sale value that someone registered last month. Finally, there is the government’s guidance value. This guide lays out 2026 area-wise land rates in Hyderabad for the southern plot corridors. More usefully, it also shows which of the three you should anchor to.

Short answer: Area-wise land rates in South Hyderabad ranged from roughly ₹10,000 to ₹45,000 per sq.yd in September 2026, based on portal asking prices. Tukkuguda near ORR Exit 14 listed at ₹24,750 to ₹45,000, Maheshwaram at ₹16,200 to ₹26,100 and Kandukur around ₹25,000. These are asking prices, so anchor any offer to registered sale values in the same village.

Key takeaways

  • ✓South Hyderabad listing rates in September 2026 range from roughly ₹10,000 to ₹45,000 per sq.yd, depending on corridor, approval type and road frontage.
  • ✓Telangana revised government market values statewide on 5 June 2026. Registration charges stay at 7.5%, but on a higher base in many villages.
  • ✓Statewide registrations fell by about 35,000 in June and July 2026 against 2025, while revenue rose about 20%. In short, prices moved; volumes did not.
  • ✓Anchor to registered values, not to headlines, because the widest gaps in 2026 are between asking prices and registered values.

First, the unit: what is a gajam?

In Hyderabad plot talk, 1 gajam = 1 square yard = 9 square feet. Portals often quote land in rupees per square foot, while sellers and brochures quote per square yard. So multiply a per-sq-ft figure by 9 to compare like with like. For example, a 200 sq.yd plot is 1,800 sq ft. Keep this in mind whenever you read area-wise land rates in Hyderabad, because sources mix the two units.

Area-wise land rates in Hyderabad: south corridors, September 2026

The table below collects listing-portal ranges published for each locality in September 2026, converted to per square yard. These are asking prices across a mix of listings, not valuations, and approved gated layouts usually sit at the upper end. Overall, across the south, the listed plot price per square yard ranged from roughly ₹10,000 to ₹45,000.

LocalityListing range (per sq ft)≈ Per sq.ydNote
Tukkuguda / ORR edge₹2,750 to 5,000₹24,750 to 45,000Closest to ORR Exit 14 and the E-City cluster
Maheshwaram₹1,800 to 2,900₹16,200 to 26,100Q3 2026 average reported at ₹2,750/sq ft, up about 22% on the quarter
Kandukuraround ₹2,800 averagearound ₹25,000Wide spread; highway frontage commands a premium
Srisailam Highway (locality listings)₹1,100 to 2,800₹9,900 to 25,200Portal shows about −13% year on year for this listing basket
Kadthalaround ₹1,900around ₹17,000Further out; approved layouts roughly ₹10,000 to 18,000/sq.yd

Why does one table show both growth and a fall? Portal averages move with the mix of listings. For instance, Maheshwaram plot rates show a quarterly rise in the table, while the Srisailam Highway basket shows a yearly fall. A burst of cheaper, far-off listings can pull a locality’s average down even while good layouts near the highway rise. So treat any single percentage with caution, including ours.

What moved area-wise land rates in Hyderabad in 2026

1. Named investments, not just announcements

In particular, two events stood out: the AWS data centre groundbreaking inside Bharat Future City on 15 July 2026 and the TCS HyperVault AI data centre announcement in September 2026. These are the kind of events land markets respond to. Our Future City development tracker also keeps the status of each one.

2. The guidance-value revision on 5 June 2026

Telangana revised government market values across all 144 sub-registrar offices. The state levies stamp duty and registration on the higher of the agreement value or the government value. As a result, buyers in previously under-valued villages now pay more to register the same plot. For example, Bhu Bharati lists the representative open-plot guidance rate for Kandukur village at ₹4,900 per sq.yd for FY 2026-27. That is far below the listed Kandukur plot price of around ₹25,000 per sq.yd, although in other villages the gap has narrowed. So check the current guidance value in Telangana for your village on the Bhu Bharati portal before you budget for registration.

3. Auction headlines

HMDA’s e-auction at Raviryal, inside the Future City area, reached ₹83,500 per sq.yd in June 2026. However, auction plots come with services and government title, and they sit in prime spots. They set sentiment, but they are not comparables for a layout plot 15 km away.

4. The liquidity gap

Reporting in June 2026 found asking prices in pockets of the Future City belt up 100 to 300%, with registrations up only about 10%. For a buyer, that is the single most important number, because it tells you that negotiating room exists.

Reading area-wise land rates in Hyderabad: three prices, one plot

Explainer comparing listing price, registered value and government guidance value for a plot in Telangana
Listing price, registered value and government guidance value are three different numbers.
PriceWhat it isHow to use it
Listing priceWhat a seller asks on a portal or brochureA starting point only
Registered valueWhat buyers actually paid, on registered sale deedsYour best anchor. Ask for recent deeds in the same village
Guidance valueGovernment’s minimum value for stamp dutySets your registration cost, not the market price

In short, the registered value is the one to anchor to.

Why two plots in the same village can differ by ₹10,000 per sq.yd

A layout across the road often asks far more, or far less, which surprises many buyers. The gap usually comes from a handful of physical and legal factors rather than from the name of the village.

FactorWhy it moves the price
Approval typeHMDA or FCDA layouts with an LP number and TG-RERA registration cost more to create and are easier to finance and resell.
Road frontage and approach widthA plot on a 40 ft internal road or a highway service road is easier to reach and build on than one at the end of a 20 ft lane.
Distance from the main roadEven 1 km inside a village can change resale demand noticeably.
Layout infrastructureBlack-top roads, drainage, underground electricity and a compound wall are real costs that the developer recovers in the price.
Plot positionCorner plots, east or north facing plots and park-facing plots usually carry a premium.
Title historyA clean, long title chain with no pending litigation is worth paying for. A cheap plot with an unresolved dispute is not a bargain.

A worked example: what a 200 sq.yd plot really costs

Numbers make this concrete, because area-wise land rates in Hyderabad are only a starting point. Assume a 200 sq.yd plot in an approved layout at an agreed price of ₹25,000 per sq.yd. Also assume the village’s government guidance value is lower than your agreed price.

ItemAmount
Plot price (200 × ₹25,000)₹50,00,000
Stamp duty and registration at about 7.5% of the higher value≈ ₹3,75,000
Advocate’s title search and documentationA few tens of thousands, varies
Layout or maintenance charges, if the developer levies anyAsk upfront, in writing
All-in cost before construction≈ ₹54 lakh plus legal fees

Plot loans work differently from home loans. Banks typically finance a smaller share of a plot’s value than a home’s. In addition, eligibility depends on your income, the layout’s approval and the lender’s own policy. So speak to your bank before you commit to a payment schedule. Our plot loan guide explains what banks check.

How to check a plot price against area-wise land rates in Hyderabad

  1. Ask for two recent registered deeds for plots in the same village and similar road width. If needed, your sub-registrar office or an advocate can help.
  2. Calculate registration cost at 7.5% of the higher of your agreed price and the guidance value. The Telangana Registration and Stamps Department revised these values on 5 June 2026.
  3. Compare approval types. HMDA or FCDA layouts with an LP number and TG-RERA registration justify a premium over unapproved or gram panchayat layouts. After all, unapproved plots are cheaper for a reason.
  4. Check road and utilities. In fact, the width of the approach road, drainage and electricity lines often explain a ₹3,000 to ₹5,000 per sq.yd difference inside the same village.
