Shamshabad Real Estate: A Buyer's Guide to the Airport Belt South of RGIA
Advertisements usually pitch Shamshabad real estate on one fact, namely that Rajiv Gandhi International Airport is next door. The airport is indeed real, busy and built. But the belt around it runs from Shamshabad town down NH-44 and across to the Srisailam Highway. As a result, its villages differ in access, rules and price. So this guide sets out where the belt is and separates built projects from proposals. It then lists the checks that decide whether a particular plot is sound.
Shamshabad real estate in short
Short answer: Shamshabad real estate centres on Shamshabad mandal, home to RGI Airport, which is built and handled 30.48 million passengers in FY 2025-26, according to its operator. Square Yards listings updated 21 August 2026 asked about ₹8,500 to ₹42,000 per sq.yd. Buyers should also check AAI height limits, the April 2026 airport noise order and the layout approval.
Key takeaways
- ✓The core of the belt is Shamshabad mandal: Shamshabad census town plus 36 villages over about 155 sq km (Census 2011).
- ✓RGI Airport is built and operating, with 30.48 million passengers in FY 2025-26, according to its operator.
- ✓The airport to Future City metro remains proposed. The state approved it in June 2025, but central approval is still pending as of September 2026, with no stations published.
- ✓Height and noise rules apply: AAI height clearance up to 56 km from the airport, as well as an April 2026 soundproofing order for notified noise zones.
- ✓Measured drives: 32 minutes to the airport from Mohammadnagar, compared to 36 from Pulimamidi (Google Maps, 14 September 2026).
Where the Shamshabad airport belt is
RGI Airport sits in Shamshabad mandal of Ranga Reddy district, on the southern arc of the Outer Ring Road. Meanwhile, NH-44, the Hyderabad to Bengaluru highway, runs past its western edge through Shamshabad town and on south.
For buyers, however, “the airport belt” usually means three areas:
- Shamshabad mandal itself, around the town and along NH-44.
- The ORR edge to the east, around Tukkuguda in Maheshwaram mandal, where NH-765 leaves the ORR at Exit 14.
- The southern corridor along NH-765, including Pulimamidi near Maheshwaram and Mohammadnagar, both in Kandukur mandal, which advertisements often also call “near the airport”.
Shamshabad mandal villages
The 2011 Census lists 36 villages in Shamshabad mandal, alongside Shamshabad census town, with 87,837 residents in all. They include, for example, Palmakole, Narkhuda, Peddashapur, Tondpalle, Kothwalguda, Madanpalle, Jukal, Golkonda Kalan, Golkonda Khurd, Bahadurguda, Ghansimiaguda and Sultanpalle.
Boundaries have changed since 2011, and some villages are now part of urban local bodies. So for Shamshabad real estate, check a village’s current mandal and local body in the revenue record for your survey number, not a brochure.
The airport's role: what exists and what the operator plans
Built: RGI Airport opened in 2008 and still runs from a single integrated terminal with capacity for about 34 million passengers a year. GMR Hyderabad International Airport reports 30.48 million passengers in FY 2025-26, more than 83,500 a day. By comparison, Business Standard reported 29.5 million for FY 2024-25 in June 2025.
Planned by the operator, not yet built: in August 2026, Business Standard reported that GMR Airports plans to spend about ₹13,800 crore at Hyderabad over five to seven years. The spending would cover a larger terminal, a new terminal and a second runway, so that the airport can handle about 80 million passengers a year.
For Shamshabad real estate buyers, the airport means jobs, hotels, logistics parks and traffic. It also means aircraft noise and height limits. However, it tells you nothing about a particular plot’s title or approval.
Road access: ORR, NH-44 and the expressway
The main roads into the belt, all built and operating as of September 2026, include the following:
- The Outer Ring Road, signal-free, linking the airport with Tukkuguda and Raviryal as well as the western IT corridor.
- NH-44 through Shamshabad town and south towards Kothur.
- The P.V. Narasimha Rao Expressway, 11.6 km from Mehdipatnam to Aramghar, opened in October 2009, which also feeds NH-44 towards the airport.
From the southern corridor, the usual airport route is NH-765 north to the ORR at Tukkuguda, then west along the ORR.
Measured commutes from the southern corridor
We timed these on Google Maps, first suggested route, on Monday 14 September 2026, outside the morning peak.
| From | To | Distance | Time |
|---|---|---|---|
| Mohammadnagar, Kandukur mandal | RGI Airport | 23.5 km | 32 min |
| Pulimamidi, near Maheshwaram | RGI Airport | 23.9 km | 36 min |
| Mohammadnagar, Kandukur mandal | Tukkuguda, ORR Exit 14 | 17.8 km | 24 min |
“15 minutes to the airport” does not hold from these villages, while peak trips take longer still. Our measured commute guide also has the full table and method. Mohammadnagar, the quicker of the two runs, is where our Araddhya Future City layout sits.
The proposed airport to Future City metro
The Telangana Cabinet approved Metro Phase II-B on 11 June 2025, including a proposed 39.6 km corridor from the airport towards Bharat Future City. As of September 2026, however, it still awaits central approval. So far, neither a final alignment nor station locations are public.
Treat any listing that names a metro station near a plot as unverified, and do not pay extra for the metro while it is a proposal.
Height and noise rules near RGI Airport
Height: according to the Ministry of Civil Aviation’s aerodrome safeguarding rules, GSR 751(E) of 30 September 2015, buildings within 56 km of an instrument-landing airport need height clearance. For Hyderabad, AAI has also published a Colour Coded Zoning Map that sets the maximum permitted height for each grid. As a result, local bodies can clear proposals below that limit without referring them to AAI. Taller proposals, however, need an AAI height NOC, applied for on the AAI NOCAS portal. The rule rarely affects a two-storey house, but check before you plan anything taller.
Noise: G.O. No. 124, issued in April 2026, amended Rule 3(d) of the Telangana Building Rules 2012. Since then, new homes, hospitals, institutions and commercial buildings near notified airport noise zones must use sound-resistant materials and meet DGCA noise limits. It applies to new construction only, so ask whether a plot falls in a notified zone and budget for it.
Shamshabad real estate prices in 2026
Prices vary more by approval, frontage and plot size than by distance from the runway. When you compare plots near Shamshabad airport with plots along NH-765, compare approved layout with approved layout, and frontage with frontage.
| Area | Listing range (per sq.yd) | Date and source |
|---|---|---|
| Shamshabad listings | about ₹8,500 to ₹42,000 | Square Yards listings, updated 21 August 2026 |
| Tukkuguda, ORR edge | about ₹24,750 to ₹45,000 | 99acres and MagicBricks, September 2026 |
| Maheshwaram | about ₹16,200 to ₹26,100 | 99acres, Square Yards and MagicBricks, September 2026 |
| Kandukur | around ₹25,000 average | Portal locality pages, September 2026 |
Note that these are asking prices, not sale values. In addition, Telangana revised government market values statewide from 5 June 2026, with registration charges held at 7.5%. So anchor any offer to registered sale deeds in the same village; our South Hyderabad plot price guide shows how.
The approvals to check in the airport belt
- Layout permission: most of the belt falls under HMDA, but some Kandukur and Maheshwaram villages moved to the Future City Development Authority on 12 March 2025. So confirm which authority issued the LP number, then check it at source.
- TG-RERA registration for any advertised layout, verified at rera.telangana.gov.in, together with matching promoter and project names.
- Title and encumbrance: pull the encumbrance certificate, then have an advocate read the link documents.
- Land classification: agricultural land needs conversion before residential use, and Telangana bars registration of farm plots below about 2,392 sq.yd.
- Height and noise: check the zoning map grid and whether the site is in a notified noise zone.
Finally, our RERA, DTCP and HMDA verification checklist walks through each step.
Village first, corridor second: the approving authority, the noise rule and the permitted height all depend on the exact survey number. In fact, two plots a few kilometres apart can sit under different authorities.
Risks specific to Shamshabad real estate
- Noise: visit at different hours before you decide.
- Height caps: check the permitted height before paying for a plot on the strength of what you plan to build.
- Proposal pricing: the metro corridor and the operator’s expansion are only plans, so do not pay a premium for them.
- Asking versus registered prices: listings can run well ahead of registered deeds.
- Approach roads and buffers: confirm that the approved plan shows the access road, together with lake and nala buffers.
In addition, our South Hyderabad growth corridors guide compares the airport side with the other routes south of the ORR.
