LRS Application Status Check in Telangana: Search, Login, Payment and Proceedings (2026)
Somewhere in a drawer there is a 2020 LRS receipt with a long application number, and now someone needs to know what happened to it. Perhaps you want to build, perhaps a bank has asked for proceedings, or perhaps a seller is pushing for an advance and says “LRS is done”. This guide shows exactly how to check an LRS application status on the Telangana portal, what each stage means and what to do next. We checked every screen we describe on 17 October 2026 and rechecked the portal on 22 October 2026, without logging in.
LRS application status in short
Key takeaways
- ✓Status lives on lrs.telangana.gov.in. You can search without logging in, using the application number or other details (authority, village and applicant name), or log in with your registered mobile number and an OTP.
- ✓A file moves from fee intimation to payment, then through three officer levels: L1, L2 and L3. A plot is regularised only when proceedings are issued.
- ✓The 25% rebate for 2020 applicants ran from 1 May to 31 July 2026 and was reported extended to 30 November 2026 (Deccan Chronicle, 1 August 2026).
- ✓By November 2025, about 25.67 lakh applications had been filed and officials said only about 20% of applicants had received proceedings, so a long wait is common.
How to check your LRS application status: the two routes
The state portal for the Layout Regularisation Scheme (LRS) gives you two ways in. The first needs no account. The second uses the mobile number you gave in 2020.
| Application Search | Citizen Login | |
|---|---|---|
| Where | “APPLICATION SEARCH” in the top menu | “Citizen Login” at the top of the home page |
| What you need | Application number, or authority, village and applicant name | The mobile number registered with the 2020 application |
| Login | None | OTP sent to that mobile |
| Best for | A quick look, or when the mobile number has changed | Uploading documents, seeing fee notices and downloading proceedings |
Route 1: Application Search, without logging in
- Open lrs.telangana.gov.in and click APPLICATION SEARCH.
- The page asks: “Do you want to search with application number or other details?” Choose Application Number if you have the receipt.
- If you do not, choose Other Details. Select the authority, then the zone for GHMC areas, or the district, mandal and village for other areas, and type the applicant’s name as it appears in the application.
- Click Submit and read the stage shown against the application.
Route 2: Citizen Login with your mobile number
- Click Citizen Login on the home page, or open the Citizen Login page directly.
- Enter the 10-digit mobile number registered with the application and click Generate OTP.
- Enter the OTP to open your applications.
- If that number is no longer yours, use the Update Mobile Number link on the same page first.
The 2020 user guide told applicants that “the Application Number has to be used for future reference”, so keep the receipt with your title papers. The login is also where the portal asks for documents. In March 2025, the Deccan Chronicle reported that clicking “view status” prompted applicants to upload the sale deed, link document, layout copy and a plot site plan, and that the fee notice was not generated until they did.
What each LRS status means
The citizen screen can word things differently, but the workflow behind it is published. The portal’s own quick reference guide for officers, which we read on 17 October 2026, sets out the dashboard stages, and the Deccan Chronicle explained the three officer levels in November 2025.
| Status or stage | What it means | What you should do |
|---|---|---|
| Documents pending or shortfall | The file needs papers before a fee can be worked out | Log in and upload the sale deed, link document, layout copy and site plan |
| Fee intimated, not paid | The charges have been calculated and are waiting for you | Check the figure, then pay through the portal if it is right |
| Fee paid, pending verification | Your payment is in; the file waits for a field inspection | Keep the receipt; nothing to pay |
| L1 | Field inspection: revenue and irrigation checks, plot photos and location | Be reachable; officers may visit or call |
| L2 | Town planning scrutiny, including land use under the master plan | Answer any query quickly; L2 can send a file back to L1 |
| L3 | Final approval by the competent officer, such as the municipal commissioner | Wait for the decision |
| Proceedings issued | The plot is regularised | Download the proceedings and check every detail |
| Rejected | The plot cannot be regularised under the scheme | Read the reason and speak to the local body before paying anyone |
Officials told the Deccan Chronicle in November 2025 that most applications were held at L1, and that about 5 lakh had been rejected for technical reasons. So “pending at L1” is a normal status, not a sign that your file in particular has gone wrong.
Not sure what your status means? Send us your application number and a screenshot and we will read it with you, free.
Paying LRS charges and the rebate deadline
Once the fee is intimated, the payment happens inside the portal. Here is the safe order:
- Check the fee before you pay. It depends on the plot’s area and its government market value on the 2020 cut-off. Fee intimations have gone wrong before, as our LRS guide explains with a real example.
- Pay only through the LRS portal, never in cash to an agent or by transfer to an individual. Save the payment receipt with your application receipt.
- Watch the rebate date. The 25% rebate on LRS fees and charges ran from 1 May to 31 July 2026 (Telangana Tribune and The Hans India), and the Deccan Chronicle reported on 1 August 2026 that it was extended to 30 November 2026 for 2020 applicants with dues. We have not seen the extension order, so confirm the date on the portal.
Partial payers count too: Karimnagar Municipal Corporation told applicants in May 2026 that those who had paid only part of the fee could use the rebate on the balance. Eligibility for the scheme itself has not changed. The portal’s LRS 2020 FAQ still limits it to plots with a sale deed registered on or before 26 August 2020. Siasat reported on 16 May 2025 that G.O.Ms.No.98 also admits registered gift and exchange deeds and succession; that order is not on the portal’s GO page, so confirm it with your local body. Our guide to LRS and BRS in 2026 sets out what else is open this year, and what is not.
Downloading LRS proceedings, and checking them
Proceedings are the order that regularises the plot. Municipal offices have told applicants to download them after Citizen Login: Khammam Municipal Corporation’s March 2025 guidance ran from Citizen Login through the OTP to downloading the certificate.
When you have the PDF, check these four details against your sale deed: the mandal, the village, the survey number and the plot number. They are the fields the officers’ guide lists for a “proceeding correction”, and it warns that corrections are allowed only once per application. So raise any mismatch with the local body promptly and in writing, rather than living with it.
Keep a printed and a digital copy with your title documents; a bank or a future buyer will ask for the proceedings, not the receipt.
Gram panchayat, municipality, GHMC and HMDA: where to look
All 2020 applications were filed on the same state system, whatever the local body. Who processes them, and where help sits, differs.
| Where the plot is | Where to check | Help |
|---|---|---|
| Gram panchayat village | lrs.telangana.gov.in, “Other Details” with district, mandal and village | Mandal and district offices; portal toll-free 1800 4258838 |
| Municipality or municipal corporation | lrs.telangana.gov.in | Help desks in municipal offices; GHMC set up desks in its circle offices in May 2026 |
| HMDA limits | lrs.telangana.gov.in for 2020 applications | HMDA LRS help desk 040 27018115, 3 pm to 5 pm, as listed on the HMDA website |
| The 56 FCDA villages | lrs.telangana.gov.in, but we found no order on who now processes these files | Ask both FCDA and the original authority in writing |
HMDA also runs a separate site, lrsbrs.hmda.gov.in. Its orders page lists the 2015 LRS and BRS orders, so treat it as the home of the older 2015 applications. In November 2025, the Deccan Chronicle reported about 3.60 lakh LRS applications in HMDA limits, with 8,706 proceedings issued by then.
Common problems and how to fix them
| Problem | Fix |
|---|---|
| The registered mobile number has changed | Use “Update Mobile Number” on the Citizen Login page |
| The receipt is lost | Search with “Other Details”: authority, village and the applicant’s name |
| No fee notice appears | Upload the missing documents in Citizen Login; the notice depends on them |
| The fee looks wrong | Do not pay yet. Raise it with the local body’s town planning section, in writing |
| The file has sat at L1 for months | Visit the help desk with the application number; it is the most crowded stage |
| The application was rejected | Get the reason in writing and take advice before paying anyone who offers a “fix” |
What waiting costs you, and what it does not
The real costs of waiting are dates, fees and the time careful checks take, not a price forecast.
- The rebate date. For 2020 applicants with dues, the 25% rebate is reported to run to 30 November 2026. No further extension had been announced on 22 October 2026, so unless the state extends it again, a later payment will not get the rebate.
- The registration clock. A signed sale deed must be presented within four months, or within eight with a penalty of up to ten times the fee, says the registration FAQ. Duty is charged on the higher of the price and the government value, as the Ready Reckoner states. Values were revised by orders of 20 July 2021 and 21 January 2022, and again from 5 June 2026. No new revision date has been announced, but a deed registered after any revision pays on the new value. Our market value guide shows how to check it.
- The time checks take. A title opinion, an LRS file and a loan sanction take days to weeks. Buyers who start late get pushed to pay an advance before the checks finish, and an advance is hard to recover. Start with an encumbrance certificate.
- Choice in a layout. East-facing, corner and park-facing plots are usually chosen first in any layout. That is how buyers choose, not a count of what is left.
Illustrative: Kiran and Deepa have rented in Saroornagar for six years; each time a plot looked right, a paper was missing. Deepa’s father, a retired headmaster, asks every Sunday when he will see the foundation laid. Starting the checks early would not have rushed them. It would have left them ready when the right plot appeared.
Weekend site-visit slots need to be booked ahead. Message us on WhatsApp to ask for one, or with any question about your LRS file.
What is changing around the southern corridor (status as of October 2026)
If your plot or LRS file is in South Hyderabad, the corridor that matters runs south of the Outer Ring Road, along the Srisailam Highway (NH-765) towards Bharat Future City. This is where the main projects stood on 22 October 2026. Anything proposed may change, or may not happen.
| Project | What it is | Status | Date / source |
|---|---|---|---|
| Bharat Future City and FCDA | 56 villages, 765.28 sq km, planned by the FCDA from Mirkhanpet | Authority operational; master plan in preparation, release planned for December 2026 | G.O.Ms.No.69, 12 March 2025; Deccan Chronicle, 5 August 2026 |
| Young India Skills University, Meerkhanpet | Permanent campus | Under construction | Deccan Chronicle, 5 August 2026 |
| Ratan Tata Greenfield Radial Road | 41.5 km, 100 m corridor, ORR Exit 13 (Raviryal) to Amangal | Under construction; HMDA target May 2028 | Swarajya, 9 September 2026 |
| AWS data centre, Bharat Future City | Data centre campus | Under construction | Work began 15 July 2026 (The News Minute) |
| Airport to Future City metro | 39.6 km line | Proposed; no central approval found | State Cabinet, June 2025; Swarajya, 7 May 2026 |
| RRR, northern part | 161.5 km, Sangareddy to Choutuppal | Announced, not under construction | Deccan Chronicle, 9 October 2026 |
| RRR, southern part | 201 km, proposed through Future City | Proposed; no central decision | Deccan Chronicle, 24 September 2026 |
| Foxconn, Kongara Kalan | Electronics factory | Reported operational | K.T. Rama Rao, 20 May 2026 (ANI) |
| Adibatla aerospace cluster | Aerospace SEZ with Tata units | Operational | Boeing India, 7 September 2026 |
| Fab City, E-City and Hardware Park | Manufacturing parks near Raviryal | Operational | Siasat, January 2026 |
| RGI Airport expansion | Operator plan of about ₹13,800 crore | Announced | Free Press Journal, 24 August 2026 |
Today’s commute runs on NH-765 and the ORR, both built; the Radial Road would add a second route when finished, and the metro and southern RRR have no approved alignment, so plan without them. Jobs already exist at Adibatla, Fab City and E-City, while the AWS campus and the Skills University are being built. Schools, clinics and shops tend to follow homes and jobs over years, so judge a village by what is open today.
Our layouts sit in this belt. From Araddhya Future City at Mohammadnagar, Kandukur mandal, Mucherla is 16 minutes (11.2 km), ORR Exit 14 is 24 minutes (17.8 km) and RGI Airport 32 minutes (23.5 km). From Sai Krishna Vrinda at Pulimamidi, Kandukur mandal, near Maheshwaram, the airport is 36 minutes (23.9 km) and Mucherla 24 minutes (15.5 km). We measured these on Google Maps on 14 September 2026, outside the peak. Follow each project in our Future City development tracker, or see how the southern corridors compare.

What this means if you are buying a plot
Illustrative: Ramesh and Lakshmi, two teachers from Dilsukhnagar, found a 200 sq.yd plot on the edge of a village south of the Outer Ring Road at a price that felt like a gift. The seller showed a phone screenshot that said “LRS approved” and asked for an advance that week. They asked for the application number instead, and searched it themselves on the portal that evening. It read “Fee intimated, not paid”. The relief of not handing over their savings that day was worth more than the discount.
A status is only as good as the application number behind it, so check it live, yourself. Until proceedings are issued, you cannot get building permission, banks are usually reluctant to lend, and unpaid charges may pass to you unless the agreement says otherwise.
There is a calmer path. A layout that received planning permission before any plot was sold never needs LRS at all. Both our ventures are HMDA layouts: Araddhya Future City at Mohammadnagar in Kandukur mandal, with 76 plots on 6.5 acres, and Sai Krishna Vrinda at Pulimamidi, near Maheshwaram, with 63 plots on 4 acres. You can see either on a virtual tour or compare villages on our Kandukur and Pulimamidi area pages. Whatever you buy, run the full plot verification checklist first.
Your next step
- Tonight: search your application and save a dated screenshot of the stage.
- Documents pending: upload them through Citizen Login.
- Fee intimated: check it, confirm the rebate date on the portal and decide before the reported 30 November 2026 deadline.
- Buying: ask for the proceedings, a 30-year EC and the Bhu Bharati record before any advance.
- Before you commit: drive out at the hour you would travel, and book a weekend site visit ahead.
This guide is general information, not legal advice. Portal screens, deadlines and fee rules change by government order. Confirm your status and the current rebate date on lrs.telangana.gov.in or with your local body, and ask an advocate to review the papers before you pay for a plot.
A plot is more than a number on a portal screen. It is where a child learns to ride a bicycle and where parents may one day sit on a verandah you built. When the papers are clean, that picture stops being a worry and becomes a plan.

Frequently asked questions
Open lrs.telangana.gov.in and use Application Search, which needs no login, with your application number or with the authority, village and applicant name. Or use Citizen Login with the mobile number registered in 2020 and an OTP. We checked both routes on 17 October 2026.
Yes. In Application Search, choose “Other Details”, then select the authority, the zone for GHMC areas or the district, mandal and village elsewhere, and enter the applicant’s name as it was typed in 2020. Try shorter spellings if nothing appears.
L1 is the first officer level, where revenue and irrigation checks and the field inspection happen. Officials told the Deccan Chronicle in November 2025 that most applications were held at L1, so it is a common status. After L1 comes town planning scrutiny at L2 and final approval at L3.
The rebate for 2020 applicants ran from 1 May to 31 July 2026, and the Deccan Chronicle reported on 1 August 2026 that it was extended to 30 November 2026. No later rebate had been announced by 22 October 2026, and nobody can say whether there will be one. Confirm the date on lrs.telangana.gov.in and act on the official notice.
Log in through Citizen Login with your registered mobile and OTP, as municipal offices have advised, and download the proceedings once the file is approved at L3. Check the mandal, village, survey number and plot number at once, because the officers’ guide allows only one correction per application.
No. Paying the fee moves the file to verification. The plot is regularised only when the L3 officer approves it and proceedings are issued. Ask a seller for the proceedings copy, not a payment receipt.
No. LRS is only for plots in layouts sold without planning permission. A plot in a layout approved by HMDA, DTCP or FCDA before sale does not need regularisation, although you should still verify the permission and the title.
