South Hyderabad Growth Corridors: How the Four Routes South of the ORR Compare in 2026
People talk about “South Hyderabad” as if it were one market. However, it is not. Beyond the Outer Ring Road, four routes run south and south-east. Each has its own main road, anchors and stage of development. This guide compares the South Hyderabad growth corridors side by side. It also labels each project built, under construction, announced or proposed, as of September 2026. Finally, it points you to our detailed guide for each.
Short answer: South Hyderabad has four corridors beyond the Outer Ring Road: the airport and Shamshabad side, the Srisailam Highway (NH-765) from ORR Exit 14, the Future City side along the Ratan Tata Radial Road from ORR Exit 13, and the eastern belt around Adibatla and Ibrahimpatnam. As of September 2026, the Radial Road is under construction.
Key takeaways
- ✓Four corridors: the airport and Shamshabad side, the Srisailam Highway (NH-765), the Future City side along the Ratan Tata Radial Road, and the eastern belt around Adibatla and Ibrahimpatnam.
- ✓Built (September 2026): the Outer Ring Road, RGI Airport, NH-765, and the E-City and Fab City industrial areas near Raviryal.
- ✓Under construction (September 2026): the 41.5 km Ratan Tata Radial Road, the AWS data centre and the Young India Skills University campus.
- ✓Proposed, awaiting central approval (September 2026): the airport to Future City metro and the southern Regional Ring Road.
Why South Hyderabad corridors are not one market
Most buyers still treat the Outer Ring Road as the dividing line. Outside it, however, roads leave the ORR at different exits and head into very different country.
Two exits matter most. ORR Exit 14 at Tukkuguda is where NH-765, the Srisailam Highway, starts its run south. Similarly, ORR Exit 13 at Raviryal is where the Ratan Tata Radial Road begins. It sits next to Wonderla and the E-City and Fab City industrial areas. Also, a short run west along the ORR brings you to RGI Airport. Meanwhile, Adibatla and Ibrahimpatnam lie east of the Future City area.
Each also runs on a different timeline. Some buyers treat them as one “South Hyderabad real estate” story. That is how they end up paying a Future City premium for a plot nowhere near the new city.

Drive times: Google Maps, first suggested route, 14 September 2026. Listing ranges: portal locality pages, September 2026. In short, each corridor is at a different stage, so compare them one at a time.
Corridor 1: the airport and Shamshabad side
Built: RGI Airport and the signal-free Outer Ring Road. So for frequent flyers and airport or Shamshabad workers, this corridor has the most working infrastructure today.
Proposed: a 39.6 km airport to Future City metro, which the Telangana Cabinet approved on 11 June 2025. However, it awaits central approval as of September 2026. So far, no alignment or station is public.
From the villages we timed, the airport run goes up NH-765 to the ORR and then west. It took 32 minutes from Mohammadnagar in Kandukur, compared to 36 from Pulimamidi, near Maheshwaram. Our measured commute guide has the full table and method.
Corridor 2: the Srisailam Highway (NH-765)
Built: the highway from ORR Exit 14 through Maheshwaram and Kandukur mandals towards Kadthal and Amangal. Among the South Hyderabad corridors, it is the main artery for most plotted layouts today.
Even so, it is one road with four quite different land markets. Listings in September 2026 ran from about ₹10,000 per sq.yd on the outer Kadthal belt to about ₹45,000 near the ORR. Nearby, the Young India Skills University campus at Mirkhanpet is under construction. Meanwhile, about 418 students study at a temporary campus at IIIT Hyderabad.
For stretch-by-stretch detail, read our Srisailam Highway guide.
Corridor 3: the Future City side and the Ratan Tata Radial Road
Under construction: the Ratan Tata Radial Road, a 41.5 km access-controlled road on a 100 metre corridor. It runs from ORR Exit 13 at Raviryal through Mirkhanpet to Amangal. Its foundation stone ceremony took place in September 2025. The road is under construction in two phases, at about ₹4,030 crore. When complete, it will give Future City a second route to the ORR.
Anchors (September 2026): the AWS data centre has been under construction since its 15 July 2026 foundation stone. In addition, TCS announced its HyperVault AI data centre campus in September 2026. It has a June 2028 target but no groundbreaking yet. Meanwhile, the Future City master plan is still in preparation.
Also, in the 56 villages of the Future City Development Authority, layouts fall under a different planning authority. Our Bharat Future City guide explains the boundary and approvals. Our Future City development tracker also updates each project’s status monthly.
Corridor 4: the eastern belt, Adibatla and Ibrahimpatnam
We know this corridor least well firsthand, so this section sticks to the public record. For example, we have not measured drive times here or collected listing data. What the record shows:
- Ibrahimpatnam is one of eight mandals named in G.O.Ms.No.69, which created the FCDA on 12 March 2025.
- Adibatla has a TCS campus. It is unclear whether its villages moved to FCDA or stayed with HMDA. So check the G.O.Ms.No.69 schedule.
- Former Pharma City land: on 23 May 2026, the Industries Minister announced a Life Sciences Park and a Green Pharma City. The state has already acquired the land. However, HMDA rezoning is in progress, and parts of the acquisition are in court.
- Title risk: Ibrahimpatnam mandal carries higher title risk because of disputes over resettlement plots from the earlier Pharma City acquisition.
Projects that touch all the South Hyderabad corridors
| Project | Status, September 2026 | What it means for a buyer |
|---|---|---|
| Outer Ring Road | Built | Links every corridor |
| Airport to Future City metro, 39.6 km | Proposed; central approval pending | Do not pay for “near metro” |
| Southern Regional Ring Road | Submitted to the Union Ministry on 25 February 2026; awaiting approval | Do not treat it as committed |
Of these, only the Outer Ring Road is built, so treat the metro and the southern RRR as proposals.
Which authority approves layouts here? It depends on the village rather than the corridor. Since 12 March 2025, 36 villages have moved from HMDA and 20 from DTCP into the Future City Development Authority. That authority began accepting applications in December 2025, with no layout approvals reported as of 5 November 2026. So re-verify older approvals in those villages.
Matching a South Hyderabad growth corridor to your plans
| If you… | Start with | Why |
|---|---|---|
| Work at the airport, in Shamshabad or at E-City | Airport side, or the top of NH-765 | Short drives on built roads today |
| Want to be near the new city and can wait | Future City side, Kandukur end of NH-765 | Closest to the under-construction anchors |
| Need a lower entry price | Outer NH-765 towards Kadthal | Lower listings, longer drives |
Whichever you choose, check prices carefully before you commit. For example, June 2026 reporting found asking prices in pockets of the Future City belt up 100 to 300%. Registrations, however, rose only about 10%. So when you shortlist plots in South Hyderabad, anchor to registered values in the same village. Our plot price guide shows how. Also check any plotted project’s registration on the TG-RERA website before you pay.
What this comparison leaves out
- Shadnagar and the south-west: not covered until we have measured drive times and dated sources.
- Metro stations and master plan zones: none are public yet, so none appear here.
- Forecasts: we report only what exists, with dates, so we do not predict prices.

It is under construction in two phases, with its foundation stone laid in September 2025. However, no one had confirmed a firm completion date as of September 2026.
Both are proposals. The southern RRR awaits central approval. Similarly, the state approved the 39.6 km airport to Future City metro in June 2025. However, it still awaits central approval, and no alignment is public.
