Kandukur Real Estate: A 2026 Buyer's Guide to the Villages, Approvals, Commute and Land Rates
When most buyers first hear of Kandukur, it is usually through an advertisement that places it “minutes from Future City”. So this guide takes a slower look at Kandukur real estate. It covers what the mandal is, which of its villages now fall under a new planning authority and how long the drives really take. It also sets out what sellers ask for land and what could go wrong. This guide names no project, since the aim is to help you ask better questions.
Kandukur real estate in short
Short answer: Kandukur is a Ranga Reddy district mandal on NH-765, south of the Outer Ring Road, with 30 revenue villages, 18 of which fall in the Future City Development Authority area under G.O.Ms.No.69 of 12 March 2025. Plot listings averaged about ₹25,000 per sq.yd in September 2026, as asking prices, and Mohammadnagar was 32 minutes from RGI Airport.

Kandukur real estate basics: where it is and who governs it
Kandukur sits south of Hyderabad, beyond the Outer Ring Road, on the Srisailam Highway (NH-765). From ORR Exit 14 at Tukkuguda, the highway runs through Maheshwaram mandal, then Kandukur, towards Kadthal and Amangal.
Kandukur village is the mandal headquarters. It is also the seat of the Kandukur revenue division, set up under G.O.Ms.No.250 of 11 October 2016. The mandal is still rural: in Census 2011, Kandukur village had 4,999 residents and Mohammadnagar only 363.
Kandukur mandal villages, and which ones FCDA covers
The 2016 order lists 30 revenue villages under Kandukur mandal. The FCDA notification of 12 March 2025 then placed 18 of them in the “Future City Area”, along with villages in six other mandals: 56 villages over 765.28 sq km in all.
| Status | Villages (spelling as in the Government Orders) |
|---|---|
| In the FCDA area (G.O.Ms.No.69, 12 March 2025) | Annojiguda, Dasarlapally, Debbadaguda, Gafoornagar, Gudoor, Gummadavalle, Kandukur, Kothur, Lemoor, Madhapur, Meerkhanpet (Mirkhanpet), Mohammadnagar, Mucherla, Panjaguda, Rachloor, Sarvaravulapalle, Thimmaipalle, Timmapur |
| Not in the G.O.Ms.No.69 schedule | Akberja, Allikhanpalle, Bachupalle, Chippalpalle, Dhannaram, Jaithwaram (Khalsa), Jaithwaram (Maqta), Kufarchandguda, Murlinagar, Nednur, Peruguguda, Pulumamidi (Pulimamidi) |
Two points, however, trip buyers up. Firstly, Pulimamidi is a Kandukur village in Census 2011 and the 2016 order, even though advertisements often call it Maheshwaram. Secondly, in June 2026 the Chief Minister directed officials to add Nednur, Bachupalli, Jaitwaram, Pulimamidi, Dhannaram, Chippalapalli and Muralinagar to the FCDA area (Deccan Chronicle, 12 June 2026). Since we had seen no amending G.O. as of September 2026, treat that as proposed.
For land in Kandukur, being in the FCDA area changes who approves layouts and buildings. However, it does not make a plot part of the Future City project itself. For how the three authorities differ, see HMDA vs DTCP, and where FCDA fits.
Getting there: NH-765 and the measured commute
Almost every trip starts on NH-765 (built). In addition, the Ratan Tata Greenfield Radial Road has been under construction since September 2025. It is a 100 m corridor from ORR Exit 13 at Raviryal through Mirkhanpet to Amangal, so when it opens it will add a second route to the ORR. We timed the drives on Google Maps on 14 September 2026, first suggested route, outside the morning peak.
| From | To | Distance | Time |
|---|---|---|---|
| Mohammadnagar | Mucherla (Future City core) | 11.2 km | 16 min |
| Mohammadnagar | Tukkuguda, ORR Exit 14 | 17.8 km | 24 min |
| Mohammadnagar | RGI Airport, Shamshabad | 23.5 km | 32 min |
| Mohammadnagar | Financial District | 53.3 km | 54 min |
| Pulimamidi | RGI Airport, Shamshabad | 23.9 km | 36 min |
| Pulimamidi | Financial District | 53.8 km | 58 min |
The Kandukur to airport distance suits frequent flyers, because most of the run is on the signal-free ORR. By comparison, a daily commute to the Financial District, at 54 to 58 minutes before peak traffic, is a bigger ask. For Kandukur real estate buyers, our South Hyderabad commute guide also covers the method and peak hours.
Employment anchors near Kandukur, with their status
Status as of September 2026, including announced projects:
- Fab City and Hardware Park, Raviryal and Maheshwaram (built): still the nearest established industrial employers.
- FCDA headquarters, Mirkhanpet (reported built): Deccan Chronicle reported it open in June 2026 (12 June 2026). Confirm with FCDA before relying on it.
- Young India Skills University, Mirkhanpet (under construction): MEIL is building the permanent campus, while about 418 students study at a temporary campus in Gachibowli.
- AWS data centre, Bharat Future City (under construction): foundation stone laid on 15 July 2026.
- TCS HyperVault AI data centre (announced, September 2026): 1 GW on 264 acres, targeting June 2028, but with no groundbreaking yet.
- Life Sciences Park and Green Pharma City (announced, 23 May 2026): on land acquired for Pharma City, although rezoning is in progress and litigation is outstanding.
Beyond Kandukur real estate, our Bharat Future City guide also sets out what is on the ground across the wider area.
Civic basics
- Administration: mandal and revenue division offices at Kandukur village, while the FCDA office is at Mirkhanpet.
- Local bodies: gram panchayats run village roads, drains and water supply, so ask which panchayat collects property tax on a plot.
- Policing: a Future City Police Commissionerate has existed since December 2025 (The Hans India, 30 December 2025), so check which police station covers your village.
- Transport: TGSRTC buses run along NH-765, but most residents rely on a car or two-wheeler.
Kandukur land rates in 2026: what the sources say
In Kandukur real estate, prices vary more with road access and approval than with the village name. The table below sets out figures from dated sources, including portal listings.
| Data point | Figure | Source and date |
|---|---|---|
| Plot listings, Kandukur locality average | about ₹25,000 per sq.yd (about ₹2,800 per sq ft) | 99acres, Square Yards and MagicBricks, September 2026 |
| Land next to Future City, on a main road | ₹3.5 crore to ₹5 crore per acre | The Hans India, 1 June 2026 |
| Land next to Future City, off the main road | ₹2 crore to ₹3.5 crore per acre | The Hans India, 1 June 2026 |
| Government market values | Revised statewide, effective 5 June 2026 | Telangana Registration and Stamps Department |
| Stamp duty and registration | About 7.5% of the higher of agreed price and market value | Telangana Registration and Stamps Department, September 2026 |
Two cautions apply here, however. Firstly, listing prices are asking prices, not sale prices. Secondly, activity has lagged: The Hans India reported on 1 June 2026 that registrations in the Future City belt rose only about 10% while asking prices climbed. Statewide, registrations between 5 June and 29 July 2026 were also about 35,000 fewer than a year earlier. As a result, plan for a resale taking time.
Approvals to check before buying land in Kandukur
Because 18 villages changed authority in 2025, approvals here need extra care.
- Which authority issued the layout permission, and when. Re-verify any HMDA or DTCP permission issued before 12 March 2025 in a G.O.Ms.No.69 village. FCDA, meanwhile, has accepted applications through the BuildNow platform since December 2025, with no layout approvals reported as of 5 November 2026.
- TG-RERA registration under the exact project name as well as the promoter, on rera.telangana.gov.in.
- Prohibited property list and encumbrance certificate for the survey number, via registration.telangana.gov.in.
- Land use: agricultural land needs conversion before residential use, and Telangana does not register farm plots below 2,000 sq m.
- Road and buffer lines: check the Radial Road alignment and NH-765 widening, as well as lake and nala buffers and high-tension lines, against the approved layout plan.
Our plot verification checklist then sets out the full sequence.
The Future City master plan is still under preparation. Since June 2026, Singapore’s DP Architects has been the consultant, with a nine-month delivery window. Until then, Kandukur has no notified zoning plan, so a “zone” drawn on a brochure map is not a statutory document.
The risks to weigh in Kandukur real estate
- Timing: most anchors remain under construction or announced, with no date for when they will employ people nearby.
- Transport proposals: the airport to Future City metro remains proposed. The state Cabinet approved a 39.6 km corridor in June 2025, but central approval and the alignment are pending as of September 2026. Similarly, the southern Regional Ring Road alignment went to the Union Ministry on 25 February 2026 and still awaits approval.
- Authority confusion: the 18 FCDA villages sit beside villages outside the schedule, so check the village on your survey number, not just the mandal.
- Liquidity: registrations have trailed asking prices in 2026, so selling may be slow.
- Acquisition and litigation: Pharma City acquisition cases are pending, while land acquisition for the Radial Road is under way nearby.

Frequently asked questions
Kandukur is a mandal of Ranga Reddy district, Telangana, headquartered at Kandukur village. That village is also the seat of the Kandukur revenue division, set up on 11 October 2016.
G.O.Ms.No.69 of 12 March 2025 placed 18 of the mandal’s 30 revenue villages, including Kandukur, Mohammadnagar, Mucherla and Mirkhanpet, in the FCDA area. Check the specific village before relying on any approval label.
Census 2011 and the 2016 reorganisation order both list Pulimamidi (spelt Pulumamidi) under Kandukur mandal. Even so, confirm the mandal on the sale deed or the layout proceedings.
Gram panchayats handle village roads, drains, water supply and property tax. Layout permissions, however, come from the planning authority, and for the 18 scheduled villages that means FCDA.
Plot listings averaged about ₹25,000 per sq.yd in September 2026 on the main portals. However, these are asking prices, not registered values.
Both are still proposals as of September 2026. The airport to Future City metro awaits central approval and has no published alignment, while the southern Regional Ring Road awaits Union Ministry approval.
