Approvals & legal

Clear title means the plot has no encumbrances, disputes, mortgages, or government acquisition orders on record. At Araddhya Realty, we conduct a minimum 30-year title search on every venture before launch. We share all documents for independent legal verification before you pay a rupee. This protects your investment and ensures smooth registration and resale.

HMDA (Hyderabad Metropolitan Development Authority) approves layouts inside Hyderabad’s metropolitan limits — these plots typically command a premium due to city proximity and stricter development standards. DTCP (Director of Town & Country Planning) approves layouts in peri-urban and semi-urban areas of Telangana outside HMDA limits. Both are statutory approvals that ensure legal compliance and bank-loan eligibility.

Yes. All Araddhya Realty ventures are registered with Telangana RERA. You can verify the registration at tsrera.telangana.gov.in using the project’s RERA number, which is displayed on all our marketing materials and on-site hoardings. RERA registration guarantees project completion timelines and protects buyer interests.

Pricing & bank loans

Yes. All our ventures are RERA-registered with DTCP or HMDA approvals, which makes them eligible for plot loans from leading nationalised banks (SBI, Bank of Baroda, Canara Bank) and private banks (ICICI, HDFC, Axis). Typical loan-to-value ratios are 70–75% of the plot value. Our team assists with the complete loan file at no extra charge.

At Araddhya Future City — our HMDA-approved venture 5 minutes from Bharat Future City — plots start at ₹25,000 per sq. yd. across sizes from 167 to 390 sq. yds. At our Maheswaram ventures, HMDA villa plots at Sai Krishna Vrinda start at ₹17,500/sq.yd. and farm plots at Araddhya Farms start at ₹12,000/sq.yd. Exact pricing depends on plot size, facing, and corner premium — our sales team can confirm current availability.

Booking & registration

You pay a booking advance (typically ₹50,000) to lock your preferred plot and price. An Agreement of Sale is signed within 15 days of booking. Registration at the Sub-Registrar’s office happens within 45 days. The booking amount forms part of the total sale consideration and is fully adjustable — it is not a separate fee.

Once documentation is complete and payment is confirmed, registration at the Sub-Registrar’s office typically takes one working day. Our legal team prepares all documents in advance — sale deed, encumbrance certificate, Pattadar passbook mutation — so there are no delays on the registration date.

After registration, you receive the original sale deed, 7/12 extract (Pattadar passbook), and an encumbrance certificate in your name. Araddhya Realty provides maintenance of common areas (roads, plantation, security, drainage) for 3 years post-layout completion. A Residents’ Welfare Association (RWA) is subsequently formed for self-governance.

Investment questions

Open plots carry no depreciating structure — unlike an apartment, every rupee of local appreciation flows directly to the asset, and holding costs are limited to nominal property tax. South Hyderabad is backed by committed infrastructure, not speculation: the upcoming 30,000-acre Bharat Future City at Mucherla, Green Pharma City, an AWS data centre, and a proposed Airport Metro Line are all anchoring long-term demand along the Srisailam Highway corridor, where our current ventures are located.

NRI buyers

Yes. Non-Resident Indians can legally purchase non-agricultural approved plots in India. We offer video site visits for NRI buyers, coordinate documentation remotely, and support registration through a registered Power of Attorney. Our NRI desk also assists with bank remittance guidance and LRS filings. Approximately 30% of our buyers are NRIs.

Kandukur

Kandukur Mandal, Ranga Reddy District

Araddhya Future City at Mohammadnagar Village, Kandukur is HMDA approved under LP No. 000131/LO/Plg/HMDA/2023 and registered with Telangana RERA as P02400008723. Not every layout marketed in Kandukur carries HMDA approval, so always ask for the LP number and verify it before paying any advance — an unapproved layout is not eligible for a bank plot loan.

At Araddhya Future City, plots start at ₹25,000 per square yard. With sizes from 167 to 390 sq. yds., that works out to roughly ₹41.8 lakhs for a 167 sq. yd. plot and up to about ₹1.05 crore for a 390 sq. yd. corner plot. Exact pricing depends on plot size, facing, and corner premium.

Kandukur’s case rests on committed infrastructure rather than speculation: the 30,000-acre Bharat Future City at Mucherla is five minutes away, the AWS data centre nine minutes, and Skill University at Mirkhanpet eight minutes. The risk to weigh is timing — these are multi-year build-outs, so this is a hold-for-appreciation market rather than a quick-flip one.

Maheshwaram

Maheshwaram Mandal, Ranga Reddy District

At Araddhya Realty’s two Maheshwaram ventures, HMDA-approved villa plots at Sai Krishna Vrinda start at ₹17,500 per square yard, and farm plots at Araddhya Farms start at ₹12,000 per square yard. Farm plots price lower because they are larger, agricultural-classification parcels rather than HMDA residential plots — the two are not directly comparable on a per-yard basis.

They suit different buyers. Shadnagar is a more established, higher-volume market with more inventory and more developers competing. Maheshwaram is closer to Rajiv Gandhi International Airport — 15 minutes versus roughly 40 for most of Shadnagar — and closer to the Future City and Green Pharma City corridor. If airport access and Future City proximity matter to you, Maheshwaram is the stronger location; if you want maximum choice of sellers, Shadnagar has more.

They are safe when the title is clean and verifiable. Araddhya Farms at Survey No. 93/P, Pulimamidi is sold with clear title and spot registration, and we share the full title history for independent legal verification before any payment. The distinction to understand is that farm plots are not HMDA-approved residential layouts, so they follow different construction and loan rules — ask any farm-plot seller to state that difference plainly.

Pulimamidi

Pulimamidi Village, Maheshwaram Mandal

Pulimamidi is a village in Maheshwaram Mandal, Ranga Reddy District, Telangana, in South Hyderabad. It is about 5 minutes from Maheshwaram town, 10 minutes from Srisailam Highway (NH 765), 15 minutes from the Outer Ring Road, and roughly 20 minutes from Rajiv Gandhi International Airport.

Sai Krishna Vrinda is an HMDA-approved residential villa-plot layout — 63 plots on 4 acres, intended for building a home, and eligible for bank plot loans. Araddhya Farms is a farm-plot venture — 54 larger parcels across 9 acres 4 guntas at Survey No. 93/P, intended for farmhouse or weekend use, at a lower entry price of ₹12,000 per sq. yd. Choose based on whether you intend to build a primary residence or hold land.

For the HMDA-approved villa plots at Sai Krishna Vrinda, yes — HMDA approval plus RERA registration is what makes a plot loan possible, typically at 70–75% loan-to-value from banks including SBI, Bank of Baroda, Canara, ICICI, HDFC and Axis. Farm plots follow different lending rules and are generally not financed the same way, so plan for a larger cash component there.

Bharat Future City (Mucherla)

Bharat Future City, Mucherla — Ranga Reddy District

Land inside the notified Bharat Future City area at Mucherla is under the state’s Future City Development Authority and is not sold as individual residential plots to retail buyers. What buyers actually purchase are approved layouts in the mandals surrounding it. Treat any seller claiming to sell plots “inside Future City” with caution and ask for the survey number and approval document.

Araddhya Future City at Mohammadnagar Village, Kandukur is a 5-minute drive from the Bharat Future City development at Mucherla. It is an HMDA-approved layout under LP No. 000131/LO/Plg/HMDA/2023 with Telangana RERA registration P02400008723.

The infrastructure backing the corridor is committed — a 30,000-acre state project, the Skill University campus, an AWS data centre, Green Pharma City, and a proposed airport metro line. That is a stronger foundation than most Hyderabad land stories have had. What nobody can honestly promise you is the timing or the percentage; these are multi-year build-outs, so buy on a hold horizon, not a flip horizon.

Srisailam Highway

Srisailam Highway (NH 765) Corridor, South Hyderabad

Moving out from the city, the Srisailam Highway (NH 765) corridor runs through Tukkuguda, Mankhal, Kandukur, Mucherla, Mirkhanpet, and on towards Amangal, with Maheshwaram and Pulimamidi just off it. Araddhya Realty’s ventures are at Kandukur and Maheshwaram–Pulimamidi.

You are paying for resale liquidity and approval certainty rather than for the land itself. Highway-proximate layouts attract buyers from across Hyderabad, tend to hold HMDA approval, and are financed more readily by banks. Interior village land is cheaper per square yard but typically has a much smaller resale market and a higher chance of approval problems.

Rajiv Gandhi International Airport at Shamshabad connects to the Srisailam Highway corridor in roughly 15 to 30 minutes depending on the point on the corridor. From Araddhya Farms at Maheshwaram it is about 15 minutes, from Sai Krishna Vrinda about 20, and from Araddhya Future City at Kandukur about 30.

Mirkhanpet & Skill University

Mirkhanpet — Young India Skill University corridor

Araddhya Future City at Kandukur is about 8 minutes from the Mirkhanpet campus via the proposed 300-ft Greenfield Radial Road. Araddhya Farms at Maheshwaram is about 15 minutes and Sai Krishna Vrinda about 20 minutes.

The specific advantage of a campus location is that it produces rental demand from staff and students, not only long-term appreciation — which gives you an income option while you hold. The caveat is timing: the campus and the metro line serving it are still being built, so returns depend on those timelines holding.

A 40-km metro line linking Rajiv Gandhi International Airport to the Skill University hub at Mirkhanpet is proposed, with a station planned about 10 minutes from our Kandukur layout. It is at the proposal stage — treat it as upside to your investment case rather than as the basis for it, and buy on the infrastructure that is already committed.

Shamshabad Airport Belt

Rajiv Gandhi International Airport belt, Shamshabad

Araddhya Farms at Pulimamidi, Maheswaram is the closest at about 15 minutes from Rajiv Gandhi International Airport. Sai Krishna Vrinda, also at Maheswaram–Pulimamidi, is about 20 minutes, and Araddhya Future City at Kandukur is about 30 minutes.

Airport proximity has been the most reliable land-value driver in Hyderabad for well over a decade, and the southern quadrant’s growth since RGIA opened demonstrates it. The judgement call is which ring to buy in: land immediately around the airport is expensive and scarce, while the belt 15–20 minutes south still has approved layouts at prices with room to move.

Tukkuguda & E-City

Tukkuguda — E-City / Fab City employment belt

Araddhya Farms at Pulimamidi, Maheswaram is about 10 minutes from E-City, the electronic hardware technology park. The Mankhal Industrial Development Area is also about 10 minutes away, and Bharat Future City at Mucherla about 10 minutes.

Its strength is that the employment is already there — E-City, Fab City’s semiconductor cluster, and the Mankhal industrial belt are operating rather than proposed. That produces end-user demand from people who want to live near work, which tends to give steadier price support than purely speculative belts.

No. Araddhya Realty’s ventures are at Kandukur and Maheshwaram–Pulimamidi. Our nearest layouts to Tukkuguda are the two Maheshwaram ventures, 10 and 15 minutes from E-City. We do not sell plots in Tukkuguda itself and would rather say so than imply otherwise.
