Plots in Tukkuguda: A Buyer's Guide to E-City, Fab City and ORR Exit 14 (2026)
Tukkuguda is where the Srisailam Highway meets the Outer Ring Road, and also where South Hyderabad’s working industrial belt begins. If you are weighing plots in Tukkuguda, this guide first covers what is operating at E-City and Fab City. It then sets out the commute, listed land prices and who approves what, as well as the risks of an industrial edge. However, it does not recommend any layout.

Where Tukkuguda is, and the villages around Exit 14
Tukkuguda sits in Maheshwaram mandal, Rangareddy district, on the southern edge of the Outer Ring Road. The villages buyers hear about around the junction are also in the same mandal:
- Tukkuguda, at the ORR junction itself.
- Raviryal, to the east by ORR Exit 13, with E-City and Wonderla, as well as part of Fab City.
- Srinagar, which together with Raviryal holds the Fab City special economic zone.
- Mankhal, the mandal’s largest village in the 2011 Census at 11,916 people, with the Mankhal Industrial Park.
Village names matter for plots in Tukkuguda, because the local body and the planning authority can differ between villages. Our Tukkuguda and E-City area page also summarises the locality.

ORR Exit 14 and the NH-765 junction
ORR Exit 14 is the interchange where NH-765 crosses the Outer Ring Road. From here the ORR runs west to RGI Airport and on towards the Financial District, while NH-765 runs north into the city and south through Maheshwaram and Kandukur mandals.
One exit east, ORR Exit 13 at Raviryal is the start of the Ratan Tata Greenfield Radial Road. This 41.5 km, 100 metre corridor to Amangal is still under construction as of September 2026. Further south, our Srisailam Highway guide covers the highway stretch by stretch.
E-City and Fab City Hyderabad: what is operating
E-City Hyderabad is the state’s electronics manufacturing cluster at Raviryal. Fab City, by comparison, is an older industrial special economic zone in Srinagar and Raviryal, first planned for semiconductor plants. The following units are the ones we could verify, with dates:
- Premier Energies, E-City: a solar module unit on 25 acres, about ₹1,240 crore invested and 1,200 employees (July 2026). It also commissioned a 400 MW solar cell line here in January 2026.
- Avantel, E-City: a 4 acre defence and satellite electronics unit, with about ₹59 crore invested as well as 400 employees (July 2026).
- Premier Energies, Fab City: a 1.2 GW TOPCon solar cell line, commissioned earlier, in June 2025.
- Chiripal Poly Films, Mankhal Industrial Park: a packaging film plant on about 30 acres with 500 employees (July 2026).
- Wipro Enterprises, Maheshwaram General Park: a 30 acre unit, still in production, with 331 employees (July 2026).
Fab City after the 2025 de-notification
In November 2025, 922 acres came out of the Fab City SEZ through de-notification, so only about 163 acres remained inside it. The state plans to use the released land for IT and electronics, as well as energy storage and semiconductor units. Treat that as proposed until the state announces allotments.
Fab City semiconductor headlines go back almost two decades. When a brochure names a company, check that it is operating today, not only announced, and ask for the date of the claim.
Hardware Park Hyderabad
The Hardware Park Hyderabad is a state industrial park near Imarat Kancha in Raviryal village, close to Tukkuguda. It remains an established park, still operating. We could not verify a dated, current list of its units, so we name none here. If a seller does, ask for the source and date.
Commute: what we measured
We timed drives on Google Maps on 14 September 2026, first suggested route. We did not time trips from Tukkuguda itself. However, every route below passes through ORR Exit 14, so the figures still help with plots in Tukkuguda.

On the Mohammadnagar trip, the car reached Exit 14 at 24 minutes and the airport at 32, so the Exit 14 to airport leg took about 8 minutes. Peak hours, of course, are slower. Our measured commute times explain the method in detail.

Who lives here, and why it matters for open plots
Demand for homes and rooms around Tukkuguda comes mostly from people who work nearby:
- Factory and office staff at E-City, Fab City, Mankhal and the Maheshwaram General Park. Overall, the four units above with published figures reported about 2,400 jobs in July 2026.
- Airport staff at Shamshabad, a short run west on the ORR.
- Households who want ORR access to the IT corridor while living further out.
So some buyers of plots in Tukkuguda build a house or rental rooms rather than hold vacant land. We do not quote rents, because we found no current, dated source we trust.
Civic basics for open plots
- Local body: since 2 December 2025, an expanded GHMC jurisdiction has included 27 urban local bodies, Tukkuguda among them (G.O.Ms.No.264). Later, G.O.Ms.No.292 of 24 December 2025 reorganised GHMC into 12 zones and 60 circles. Villages outside the former municipality may still have a gram panchayat, so ask which body collects property tax.
- Revenue: land records and mutation still run through Maheshwaram mandal.
- Registration: it costs 7.5% of the higher of agreement or government value. Market values, meanwhile, follow a statewide revision from 5 June 2026.

Approvals to check for plots in Tukkuguda: HMDA, FCDA and GHMC
Around Exit 14, the answer depends on the village, so check each authority in turn:
- HMDA approves layouts in the metropolitan region, so verify an LP number on hmda.gov.in.
- FCDA, created by G.O.Ms.No.69 on 12 March 2025, covers 56 revenue villages and has accepted applications since December 2025, with no layout approvals reported as of 5 November 2026. The Maheshwaram villages publicly named, such as Pendmala, Mansanpally and Gangaram, are not at Exit 14. But a June 2026 report said 28 Maheshwaram villages would join the Future City area, without a full list. We could not confirm whether Tukkuguda, Raviryal, Srinagar or Mankhal are among them.
- GHMC has been the local body for the former municipality since December 2025. So ask which body will issue your building permission.
- TG-RERA registration applies to plotted layouts above 500 sq m or eight plots. Check it at rera.telangana.gov.in before you pay.
Risks specific to plots in Tukkuguda
- Industrial neighbours: plots beside factory walls live with trucks and shift traffic, so visit on a weekday at shift change.
- Park land is not residential: land inside E-City, Fab City or the Hardware Park goes to industrial units through allotment, so question any residential plot offered inside a park.
- Airport height limits: near RGI Airport, taller buildings may also need Airports Authority of India height clearance.
- Authorities in transition: following the GHMC merger and the reported FCDA expansion, an older permission may come from a body that no longer covers the village. In that case, re-verify it.
- Proposals priced in: the airport to Future City metro remains proposed, with central approval pending. Similarly, the southern Regional Ring Road awaits central approval as of September 2026. So do not pay extra for either.
