Kandukur vs Maheshwaram for an Open Plot in 2026: Mohammadnagar and Pulimamidi Compared

Location Focus16 min read · Updated 22 October 2026 · By the Araddhya Realty research desk

It is Saturday morning, two brochures sit on the dining table, and the family is split. One says “Future City, Kandukur”, the other “Maheshwaram, near the airport”, and both promise the moon. This Kandukur vs Maheshwaram comparison puts two real villages side by side, Mohammadnagar and Pulimamidi, using planning orders, measured drive times and dated project status, so the decision rests on facts rather than adjectives.

Kandukur vs Maheshwaram in short

Key takeaways

  • ✓Both villages are in Kandukur mandal. Pulimamidi is advertised as Maheshwaram because it sits near Maheshwaram town (Census 2011; G.O.Ms.No.250 of 2016).
  • ✓The planning authority differs. Mohammadnagar has been under FCDA since 12 March 2025; Pulimamidi stays in the HMDA region, and its move to FCDA was only proposed in June 2026.
  • ✓Measured on 14 September 2026: Mohammadnagar is 16 minutes from Mucherla and 32 from the airport; Pulimamidi is 24 and 36.
  • ✓Different stages: Maheshwaram mandal’s employers, such as E-City and Fab City at Raviryal, are operating; the Future City projects, such as the AWS data centre and the Skills University campus, are under construction.
In this guide

First, the naming problem: both villages are in Kandukur mandal

Most comparisons of Kandukur and Maheshwaram start from a false premise. Census 2011 and the 2016 Ranga Reddy reorganisation order both list Pulimamidi, spelt Pulumamidi, under Kandukur mandal, alongside Mohammadnagar. Advertisements say “Maheshwaram” because Pulimamidi sits close to Maheshwaram town and its postal head office is Mankhal.

So the real question is not mandal against mandal. It is the Future City side of Kandukur, around Mohammadnagar, against the Maheshwaram side, around Pulimamidi. Both reach the city along the Srisailam Highway (NH-765) and the Outer Ring Road, and both send land records to the same Kandukur tahsildar. What separates them is the planning authority, the distances and what stands nearby. Our area pages for Kandukur, Pulimamidi and Maheshwaram carry more village detail.

Planning authority: FCDA vs HMDA, village by village

On 12 March 2025, G.O.Ms.No.69 placed 56 villages in the Future City Development Authority (FCDA) area, including 18 of Kandukur mandal’s 30 villages. Mohammadnagar is one of them. FCDA has accepted layout and building applications through the state’s BuildNow platform since December 2025, with no layout approvals reported as of 5 November 2026. The Future City master plan, however, is still being prepared: Singapore’s DP Architects was appointed in June 2026 with a nine-month window, and the state says it will present the plan at its 7 to 9 December 2026 summit, as reported on 13 October 2026. No statutory zoning map exists yet.

Pulimamidi is not in that schedule. G.O.Ms.No.68 of the same date lists it, as Phulmamidi, in the Hyderabad Metropolitan Region, so HMDA approves layouts there. In June 2026 the Chief Minister directed officials to add Pulimamidi and six other Kandukur villages to the FCDA area. We found no amending G.O. when we searched again on 22 October 2026, so treat that as proposed.

What does this mean for you? Two things. First, check which authority issued a layout’s permission and when, then confirm it with that authority. In Mohammadnagar, a layout approved by HMDA before March 2025 can be genuine, but the LP copy should be checked with HMDA. Second, the authority that will clear your future building plan may differ from the one that approved the layout. Our explainer on HMDA vs DTCP approval, and where FCDA fits covers this in detail.

Measured drive times from each village

Advertisements in this belt often promise “15 minutes to the airport”. Our measurements on 14 September 2026 say otherwise, for both villages.

The airport and city gaps are small. The Future City gap is the real difference: Mohammadnagar is a short local drive from Mucherla, while Pulimamidi sits near Maheshwaram town. We have not timed either village to the Raviryal employers, so ask us to drive that route with you if it matters. For a weekday peak trip into the IT corridor, add 15 to 25 minutes to either figure, and see our South Hyderabad commute guide for the method. If flying is the deciding factor, our guide to plots near Hyderabad airport compares eight villages by measured minutes.

Local body and civic basics

Both are villages, not municipal wards, in the records we checked. Gram panchayats look after village roads, drains, water supply and property tax, so ask the panchayat secretary which panchayat will assess your plot. The former Tukkuguda municipality at ORR Exit 14 joined GHMC from 2 December 2025, but Maheshwaram was not on that merger list. Do not assume piped water or underground drainage in either village: ask each layout what it provides inside the gate, in writing.

What is changing around Kandukur and Maheshwaram (status as of October 2026)

Both villages sit in the same belt, so most projects touch both. What differs is which ones are closest and how far along they are.

In plain terms, the Maheshwaram side has jobs operating today, and both villages reach them along NH-765. The Future City side has more under construction: a university campus, a data centre and a new road, which may shape daily life there over a decade. None of it has a firm opening date, so choose on what you need in the next few years, such as the school run, the commute and the hospital you would use, which for now means Maheshwaram town, Kandukur or the city.

From Araddhya Future City at Mohammadnagar, Mucherla is 16 minutes and the airport 32; from Sai Krishna Vrinda at Pulimamidi, 24 and 36 minutes (Google Maps, 14 September 2026). Our Future City development tracker follows each project, our guide to the southern growth corridors compares the wider belt, and our Regional Ring Road guide sets out both parts of the RRR.

Who each village suits

Mohammadnagar, on the Kandukur side, suits you if

  • Your work, or your children’s study, points towards Future City, the Skills University at Mirkhanpet or the data centre projects.
  • You want room: our layout there lists plot sizes up to 390 sq.yd, for a bigger home or garden.
  • You are comfortable with an FCDA village whose master plan is still being prepared.
  • A 16-minute drive to Mucherla and 32 minutes to the airport fit your routine.

Pulimamidi, near Maheshwaram, suits you if

  • You want to live near Maheshwaram town, in a larger established village: 2,967 residents in Census 2011, against 363 in Mohammadnagar.
  • You prefer a compact plot, from 150 to 200 sq.yd in our layout there.
  • You want a layout inside the established HMDA region, with no change of authority yet in force.
  • A 36-minute airport drive is fine for how often you fly.

Neither list is a ranking. Many families visit both and choose on plot size, budget and the drive that matters most to them.

What waiting costs you, whichever village you choose

Comparing two villages can turn into a year of comparing brochures. Here is what that year costs, and none of it is about prices.

  • Choice inside each layout narrows. East-facing, corner and park-facing plots are usually chosen first in any layout, in either village.
  • Checks take days to weeks. The layout permission check, the encumbrance certificate, the Bhu Bharati record and an advocate’s opinion all take time. Start them before anyone asks you for an advance.
  • Registration follows the value on the day you register. Market values were revised statewide from 5 June 2026, after earlier revisions in 2021 and 2022. No next revision is announced, but a deed registered after any revision is charged on the new value.
  • Weekend slots need booking ahead. Our booking page offers transport from Hyderabad on weekends, and Saturday and Sunday are the days most families can come.

Some waiting is reasonable. If zoning near your plot matters to you, you may prefer to see the Future City master plan when it is presented in December 2026. It will not change who approved an existing layout, though, and you can check that today.

Illustrative: The Reddys spent most of a year swapping brochures between Kandukur and Maheshwaram while their son started Class 6 from a rented flat. When they finally drove both routes in one morning, the decision took an afternoon. The park-facing plot they had liked in spring had been booked by then, and they chose another.

What this means if you are buying a plot

We show one venture in each village, and the honest comparison above applies to both.

Araddhya Future City, Mohammadnagar, Kandukur. The project page describes 6.5 acres with 76 plots, 100% Vastu-compliant, an entrance arch, 30 ft wide CC internal roads, underground drainage, an overhead water tank, a landscaped park, a children’s play area and a 582.88 sq.m social infrastructure block. Listed plot sizes run from 167 to 390 sq.yd. The page lists an HMDA layout permission issued before Mohammadnagar moved to FCDA, and we share the copy so you can confirm it with HMDA.

Sai Krishna Vrinda, Pulimamidi, near Maheshwaram. The project page describes 4 acres with 63 plots, 100% Vaastu-compliant, 30 ft CC roads, underground cabled electricity, tiled footpaths, a 1,359.254 sq.yd landscaped park, a 436.756 sq.yd social infrastructure area and 24×7 security. Listed plot sizes are 150, 175 and 200 sq.yd, under an HMDA layout permission.

Here is an illustrative scenario. Arjun and Meena, an engineer and a teacher, went in leaning towards Future City. After walking both layouts on one Saturday, timing the drives and reading the layout permissions, they chose the compact plot near Maheshwaram town, where Meena teaches. Their friends, planning a larger home for three generations, chose the other way. Both families signed knowing exactly what they were buying, and why.

Questions to ask at both sites

  1. Which authority issued the layout permission, on what date, and can I confirm it today?
  2. Is the project TG-RERA registered under this exact name? Check it on rera.telangana.gov.in.
  3. What is the survey number, and does the 30-year encumbrance certificate show a clean chain?
  4. What do roads, water, power and drainage look like inside the gate today, not in the brochure?
  5. Which gram panchayat will assess property tax, and who maintains the internal roads?

Our plot verification checklist turns these into a step-by-step routine.

Your next step

  1. Book one visit covering both layouts and time the drive that matters most to you.
  2. Ask each site for its layout permission copy and confirm it with the issuing authority.
  3. Pull the encumbrance certificate on the Registration and Stamps portal and the record on Bhu Bharati; our Bhu Bharati guide shows how.
  4. Choose on plot size, budget and daily routine, then make any advance subject to the checks.

This comparison is general information, not legal or investment advice. Drive times change with traffic and road works, planning boundaries can change by Government Order, and project timelines move. Verify the layout permission, TG-RERA registration and title for any plot with the issuing authorities and an advocate before you pay.

The best part of this decision is the moment after it: standing on your own plot, knowing which road you will drive every morning and which authority stamped the layout under your feet. Both villages can give a family that feeling. One visit is how you find out which one gives it to yours.

Frequently asked questions

Kandukur mandal. Census 2011 and the 2016 Ranga Reddy reorganisation order list Pulimamidi, spelt Pulumamidi, under Kandukur mandal. Advertisements say Maheshwaram because it sits near Maheshwaram town and its postal head office is Mankhal. Confirm the mandal on the Bhu Bharati record and the sale deed.

On Google Maps on 14 September 2026, RGI Airport was 32 minutes (23.5 km) from Mohammadnagar on the Kandukur side and 36 minutes (23.9 km) from Pulimamidi near Maheshwaram. Both routes use NH-765 and the Outer Ring Road, and peak-hour trips take longer.

FCDA. G.O.Ms.No.69 of 12 March 2025 placed Mohammadnagar among 18 Kandukur villages in the Future City Development Authority area. A layout there approved by HMDA before March 2025 can still be genuine, but confirm the LP copy with HMDA before you pay.

Not as of October 2026. Pulimamidi is not in the G.O.Ms.No.69 schedule and is listed in the HMDA region under G.O.Ms.No.68. In June 2026 the Chief Minister directed that it be added to the FCDA area, but we found no amending Government Order by 22 October 2026, so treat it as proposed.

Maheshwaram mandal. E-City, Fab City and Mankhal Industrial Park were operating in July to September 2026, with Premier Energies employing about 1,200 people at E-City. In the Future City area, the AWS data centre and the Skills University campus were still under construction, with no published opening dates.

Measured on Google Maps on 14 September 2026, Mucherla, the village most often named as the Future City core, was 16 minutes (11.2 km) from Mohammadnagar and 24 minutes (15.5 km) from Pulimamidi, using the first suggested route outside the morning peak.

Yes. Araddhya Realty can arrange one free site visit covering Araddhya Future City at Mohammadnagar and Sai Krishna Vrinda at Pulimamidi, so you can time the drive yourself. Book through the contact page or WhatsApp, and ask for a weekend slot early.

It is a fair choice if zoning near your plot matters to you. The state says it will present the plan at its 7 to 9 December 2026 summit, as reported on 13 October 2026, and Pulimamidi’s move to FCDA is only proposed. Neither changes who approved an existing layout, so verify that permission, the title and the TG-RERA entry whenever you decide.
