Srisailam Highway (NH-765) Real Estate: A Stretch-by-Stretch Guide from Tukkuguda to Kadthal
“Plots on Srisailam Highway” can mean a layout two minutes from the Outer Ring Road or one 45 kilometres beyond it. As a result, prices, access and risk change completely along the way. This guide therefore splits NH-765 into four stretches so you can compare Srisailam Highway plots like with like. That way, the next advertisement that says “on Srisailam Highway” gets the question it deserves: which stretch?
Short answer: Srisailam Highway plots listed from about ₹10,000 per sq.yd in the outer Kadthal belt to about ₹45,000 per sq.yd near ORR Exit 14 at Tukkuguda in September 2026, as asking prices. NH-765 splits into four markets: Tukkuguda, the Maheshwaram gate, the Kandukur Future City gateway and Kadthal, so always ask which stretch a listing is on.
Key takeaways
- ✓NH-765 leaves the city at ORR Exit 14 (Tukkuguda) and then runs south through Maheshwaram and Kandukur mandals towards Kadthal and Amangal.
- ✓Four stretches, four markets: ORR edge (Tukkuguda), the Maheshwaram gate, the Kandukur / Future City gateway, and the Kadthal outer belt.
- ✓Listing ranges in September 2026 run from about ₹10,000 per sq.yd on the outer belt to ₹45,000 per sq.yd near the ORR.
- ✓The biggest change coming to this corridor is the Ratan Tata Greenfield Radial Road, under construction as of September 2026. In time, it will give Future City a second route to the ORR.
Srisailam Highway plots in one picture
Stretch 1: Tukkuguda and the ORR edge
Why it matters: this is where NH-765 meets the Outer Ring Road at Exit 14. In addition, the E-City and Fab City industrial clusters at Raviryal are close by, and the airport is a short drive along the ORR. In short, you are buying access.
What to expect: the highest land prices on the corridor, with open plots in Tukkuguda listed at about ₹24,750 to ₹45,000 per sq.yd in September 2026. There are also fewer large new layouts, because most land here already sits in small, separate holdings. See our Tukkuguda and E-City page.
Stretch 2: The Maheshwaram gate
Why it matters: the turn-off towards Maheshwaram town and villages such as Pulimamidi. This belt also mixes established villages with newer HMDA layouts and sits roughly between the airport and Future City.
What to expect: listing ranges of about ₹16,200 to ₹26,100 per sq.yd for Srisailam Highway plots at this gate. On Google Maps (14 September 2026), Pulimamidi was a 36 minute, 23.9 km drive from the airport. Villa-plot layouts are common in this stretch, so check each one’s LP number before you shortlist it.
Stretch 3: Kandukur, the Future City gateway
Why it matters: this is the stretch closest to the Bharat Future City core. For example, from Mohammadnagar in Kandukur we measured 16 minutes (11.2 km) to Mucherla and 32 minutes (23.5 km) to the airport on 14 September 2026. The Young India Skills University campus at Mirkhanpet is also under construction nearby, as of September 2026.
What to expect: a wide range around an average of about ₹25,000 per sq.yd, with highway frontage at a premium. In addition, our Kandukur page lists approval details.
Inside the Future City Development Authority area, buyers should re-verify older HMDA or DTCP layout approvals, because the planning authority changed on 12 March 2025. So ask which authority issued the permission and check it at source.
Stretch 4: Kadthal and the outer belt
Why it matters: entry prices. Kadthal and the villages towards Amangal are where larger ticket sizes and farm land still trade.
What to expect: Kadthal plots in approved layouts at roughly ₹10,000 to ₹18,000 per sq.yd, with longer drives to the city. Sellers often cite the southern Regional Ring Road here. However, it awaits central approval as of September 2026, so do not price it in.
For a sense of distance, Kadthal measured 25.6 km and 34 minutes to ORR Exit 14 at Tukkuguda, and 10.1 km and 17 minutes to Kandukur village, on Google Maps on the evening of 27 September 2026. Our Yacharam and Kadthal page covers which Kadthal villages FCDA approves.
Srisailam Highway plots: compare the four stretches
| Stretch | Listing range (per sq.yd, Sep 2026) | Airport drive | Best suited to |
|---|---|---|---|
| Tukkuguda / ORR edge | ₹24,750 to 45,000 | Short, via ORR | Buyers who need access now |
| Maheshwaram gate | ₹16,200 to 26,100 | About 36 min from Pulimamidi | Villa plots, balanced budgets |
| Kandukur / Future City gateway | around ₹25,000 average | About 32 min from Mohammadnagar | Long-horizon buyers near the new city |
| Kadthal outer belt | ₹10,000 to 18,000 | Longer | Larger parcels, lower entry |
In short, access costs more near the ORR, while larger parcels and lower entry prices sit further out.
What is changing on the corridor
- Ratan Tata Greenfield Radial Road (under construction as of September 2026): a 41.5 km, 100 metre corridor from ORR Exit 13 at Raviryal to Amangal. It will give Future City a second link to the ORR, in addition to NH-765.
- AWS data centre (under construction since the 15 July 2026 foundation stone) and the TCS HyperVault campus (announced September 2026) inside Future City.
- Airport to Future City metro (proposed; awaiting central approval, alignment not published as of September 2026).
Landmarks along the way
It helps to know what already exists on the ground, because these are the places your daily life and your resale buyers will reference.
- Wonderla amusement park at Raviryal, near ORR Exit 13, the best-known landmark at the top of the corridor.
- The Fab City and Hardware Park industrial areas around Raviryal and Maheshwaram, both established employment zones.
- Maheshwaram town and mandal offices, the local administrative centre for villages such as Pulimamidi.
- Kandukur mandal headquarters, as well as the villages of Mohammadnagar and Mirkhanpet towards the Future City core.
- The Young India Skills University site at Mirkhanpet, under construction as of September 2026.
Who buys Srisailam Highway plots on each stretch
| Buyer | Usually looks at | Why |
|---|---|---|
| Works at the airport, Shamshabad or E-City | Tukkuguda, Maheshwaram | Short daily drives today |
| Long-term land holder | Kandukur, Mirkhanpet side | Proximity to the Future City core and named investments |
| NRI buying for later | Maheshwaram, Kandukur | Airport access plus approved, gated layouts that are easy to inspect remotely |
| First-time buyer with a tight budget | Kadthal belt | Lower entry prices, larger parcels |
Red flags specific to Srisailam Highway plots
- No legal access. A plot that looks “on the highway” may have no approved entry. So check that the approved plan includes the layout’s access road.
- High-tension power lines. Plots under or beside HT lines carry restrictions and are also harder to resell.
- Nala and lake buffers. Water bodies and streams have buffer zones where rules restrict building. Therefore, ask for the layout plan with buffers marked.
- Proposed widening. Highways widen over time, so confirm the right-of-way line and check that the front of your plot sits outside it.
- “Near RRR” or “near metro” pricing. Both are proposals in this corridor as of September 2026. For that reason, do not pay a premium for them.
Before you buy on NH-765
- Pin the survey number on a map, then note the exact stretch rather than just “Srisailam Highway”.
- Check the approach road: frontage plots, service-road plots and plots 1 km inside a village carry very different prices. So a single Srisailam Highway plot price means little on its own.
- Confirm the authority: HMDA, DTCP or FCDA, and whether the village moved to FCDA in 2025. Older HMDA plots on this highway may now sit in an FCDA village. For an HMDA layout, you can also check the HMDA website.
- Watch for road widening lines near the highway. In particular, ask whether any part of the plot falls within a proposed widening.
