Why buyers look at Mucherla
Short answer: Open plots in Mucherla, the Kandukur mandal village most often named as the Bharat Future City core, fall under the Future City Development Authority, which has accepted layout applications since December 2025, with no layout approvals reported as of 5 November 2026. Listings are thin: Square Yards showed a Mucherla-marketed layout at ₹14,999 per sq.yd asking, updated 26 August 2026. Check land acquisition before paying any advance.
Mucherla is a revenue village in Kandukur mandal, Ranga Reddy district. It lies in the belt between the Srisailam Highway (NH-765) and the Nagarjuna Sagar road, and you reach it from NH-765 near Kandukur village. In Census 2011 it had 4,147 residents in 964 households, and most of the land around it is still farmland.
The name carries weight because of what has been planned around it. The previous state government planned a 19,333 acre Pharma City in parts of Kandukur, Yacharam and Kadthal mandals, centred on Mucherla. In March 2025 the present government created the Future City Development Authority for the same belt. Then, on 23 May 2026, the Industries Minister confirmed that land acquired for Pharma City would carry a Life Sciences Park and a Green Pharma City.
So when an advertisement says “Future City”, it is usually pointing at Mucherla, which is why Mucherla listings need a closer read than most.
Which authority approves layouts in Mucherla
Mucherla is serial 29 of the 56 villages in the G.O.Ms.No.69 schedule, so the Future City Development Authority (FCDA) has been its planning authority since 12 March 2025. FCDA began accepting layout and building applications through the BuildNow platform in December 2025, with no layout approvals reported as of 5 November 2026. Village roads, drains and property tax stay with the gram panchayat.
Before that, Mucherla sat inside the HMDA area (G.O.Ms.No.68 moved it out). An HMDA permission issued before March 2025 can still be genuine, but get the LP copy and check it with HMDA. Neighbouring villages do not all follow Mucherla.

NH-765 is the built route for almost every trip. We timed these drives on Google Maps (first suggested route) on Sunday 27 September 2026, in the evening. Weekday peak-hour drives will take longer.

Very few retail plots are listed in Mucherla itself, which is a signal in its own right. These are listing asking prices, not sale prices.

The same Hans India report found registrations in the belt up only about 10% while asking prices climbed, so anchor any offer to registered sale values in the village.
The case for Mucherla
AWS data centre, under construction

A 41.5 km, 100 metre corridor from ORR Exit 13 at Raviryal through Meerkhanpet to Amangal. Works were progressing in July 2026.

What to check before you buy in Mucherla
- Acquisition first. A notification to acquire a further 301 acres near Mucherla for Future City was reported on 29 May 2026. Ask the Kandukur Tahsildar whether your survey number falls in it, or in older Pharma City acquisitions, before paying any advance.
- The authority and the date. A new layout approved by FCDA would carry an FCDA permission number, but FCDA reported no layout approvals as of 5 November 2026, so verify any number you are shown. An HMDA permission dated before 12 March 2025 needs re-verification.
- TG-RERA registration. Check the exact project name and promoter on rera.telangana.gov.in.
- Title. Ask for a 30 year encumbrance certificate, the link documents and a prohibited property list check.
- Land use. Agricultural land needs conversion before residential use, and Telangana does not register farm plots below 2,000 sq m.
- “Inside Future City” claims. Retail plots inside the notified core are not sold, so plot the survey number yourself.

Mucherla is under the Future City Development Authority (FCDA). G.O.Ms.No.69 of 12 March 2025 lists it among the 56 FCDA villages, and FCDA has accepted layout applications since December 2025, with no layout approvals reported as of 5 November 2026. Before March 2025 it was in the HMDA area, so re-verify any older HMDA approval.
Not as an individual retail plot inside the notified core. Buyers can buy plots in approved layouts in the surrounding villages. If a seller says a plot is “inside Future City”, ask for the survey number and check its village and authority yourself.
