Yacharam and Kadthal
Yacharam and Kadthal form the outer, south-eastern edge of the Future City area, where asking prices fall and drives get longer. They sit on different highways: Yacharam on the Nagarjuna Sagar road, Kadthal on the Srisailam Highway (NH-765). Only some villages in each mandal are FCDA villages, so the approval question needs care. Araddhya Realty does not have a layout in either mandal. Our nearest is at Mohammadnagar in Kandukur, closer to the ORR on NH-765.
The Location
Why buyers look at Yacharam and Kadthal
Short answer: Open plots in Yacharam and Kadthal fall under two authorities: G.O.Ms.No.69 of 12 March 2025 placed 17 Yacharam villages and 6 Kadthal villages under FCDA, and HMDA approves layouts in the rest. Square Yards listings in September 2026 asked about ₹10,900 to ₹17,000 per sq.yd in Kadthal and about ₹7,500 to ₹12,500 in Yacharam.
Yacharam is a village and mandal headquarters in Ranga Reddy district, in the Ibrahimpatnam revenue division, on the Nagarjuna Sagar road. In Census 2011 Yacharam village had 3,812 residents. The largest village in the mandal was Nandiwanaparthy, with 6,035.
Kadthal lies on NH-765 beyond Kandukur, towards Amangal. Census 2011 counted 11,663 residents, when Kadthal still fell under Amangal mandal in Mahbubnagar district. It is now a mandal headquarters in Ranga Reddy district, in the Kandukur revenue division. The Maisigandi Maisamma temple, a well-known stop on the highway, is in Kadthal mandal.
Buyers come here for lower asking prices and larger parcels. Two government projects also touch these mandals. Land acquired for the earlier Pharma City plan lies partly in Yacharam and Kadthal mandals, and on 23 May 2026 the Industries Minister confirmed a Life Sciences Park and a Green Pharma City for that land. Phase II of the Ratan Tata Greenfield Radial Road, from Meerkhanpet to Amangal, also crosses both mandals.
Which authority approves layouts here
This is where Yacharam and Kadthal differ from Kandukur. G.O.Ms.No.69 of 12 March 2025 placed 17 Yacharam villages and 6 Kadthal villages under the Future City Development Authority (FCDA). The rest stayed in the Hyderabad Metropolitan Region under G.O.Ms.No.68, and HMDA approves layouts there. Several FCDA villages came from DTCP rather than HMDA, so older approvals in them may be DTCP permissions.
| Villages | Mandal | Authority now | Before 12 March 2025 |
|---|---|---|---|
| Yacharam, Chowderpalle, Gungal, Mogullavampu, Tulekhurd | Yacharam | FCDA | HMDA |
| Nandiwanaparthy, Kurmidda, Medpalle, Nanaknagar, Thatiparthy, Nallavelly, Chinthapatla, Kothapalle, Malkizguda, Nakkarta, Nazdik Singaram, Thakkellapally | Yacharam | FCDA | DTCP |
| Mandigowrelly, Manthangoud, Manthangowrelly, Sultanpur | Yacharam | HMDA | Not in FCDA schedule |
| Kadthal, Ekrajguda, Karkalpahad, Mudwin, Cherikonda Pattikalwakurthy, Cherikonda Pattipadkal | Kadthal | FCDA | DTCP |
| Chellampalle, Makthamadharam, Nagireddiguda, Nyamathapur, Ravichedu, Salarpur, Takrajguda, Vampuguda, Vasudevapur | Kadthal | HMDA | Not in FCDA schedule |
If a village is in neither list, ask the seller which authority issued the permission and confirm it with that authority. Our guide to HMDA vs DTCP approval explains how they differ.

What to check before you buy in Yacharam or Kadthal
- Which list your village is in. Match the village on the survey record with the table above. The mandal name alone does not tell you the authority.
- Older DTCP approvals. In the former DTCP villages, verify an older permission with DTCP. New layouts should carry an FCDA permission number.
- Acquisition. Ask the Tahsildar whether the survey number falls in Pharma City acquisitions or in land taken for the radial road.
- TG-RERA registration. Check the exact project name and promoter on rera.telangana.gov.in.
- Farm land sold as plots. Agricultural land needs conversion before residential use, and Telangana does not register farm plots below 2,000 sq m.
- Offers of fixed payouts. In July 2026, Cyberabad’s Economic Offences Wing registered a cheating case over agricultural land schemes at Nandiwanaparthy, where buyers were allegedly promised fixed payments that were not made (Deccan Chronicle, 30 July 2026). Treat any promised payout as a reason to walk away.
Our plot verification checklist sets out each step in order.
